Want everyones input - PLEASE

Ok, my name is Steve and this is my first time posting in the journal. I am definately ready to get moving. I am going to post my thoughts and actions as I move forward. Please, I need input from you all. I am definately going to move in the way Dean's books say but i still need confirmation from the DG Family. Like most I suppose, I need money in the bank like yesterday!!! So i think i need to move on assignments first. I'm going to start making practice calls from the newspaper ads first just to get a feel for it. If I'm lucky there may be some potential sellers. What I'm not sure about is finding buyers. What do I do if I find a motivated seller but don't have any buyers. Ideas, suggestions and experience are all welcome.

Need some input on my letter to a preforeclosure, possible probate

In addition to putting an offer in one of my target areas that is more of a second home area, I am sending letters to some very promising pre foreclosure prospects in an area closer to my home. I've created this letter and because I'm new to this I ask for some constructive advice to make sure I've included everything I should. I've already fixed the grammatical errors, but had made the PDF before that. The third sentence is my business slogan.

I'm getting ready to send out several of them. I wanted to make it personal, yet knowledgeable. This particular version is for an elderly gentleman who lost his wife a few years ago, and may be in poor health.

Feel free to use the letter and tweak it however you wish.

Hi, I have been on Dean's site for over eight months now and I am still overanalyzing everything. But that is just how I am I can never give up on anything I do until I know the time is right. SWell the time is right I have the knowledge I have the charisma I have the talent and most important I HAVE CASH BUYERS!!!

Hello everyone. I've been a DG member for almost a year now. I've been in stealth mode. Reading everyones posts and journals, taking bits and pieces and running with it. Last November, I was contacted by a lady who had a fire damaged house. I tried to sell it as a rehab. No luck. Then thanks to all of you, I got creative. I talked her into owner financing for a year. $500/month with a ballon payment for the balance. I bought it for $32k, $5k in repairs, is $37k total. I found a tenant for a lease purchase who gave me $10k down and $600/month. Then I found an investor who bought me out of all the above. We close next Friday. He bought it for $65k, less the $10k lease option in place. That's $55k less $37k equals an $18k profit. Thanks again everyone. Oh ya, and you too Dean. LOL.

Feelin the anxiety of real estate

I'm just getting started with my action steps on building my power team of real estate professionals. I thought I might get some extra tips and other strategies by attending a real estate investment club but I seem to be running into a problem here in Indiana.

Most of the clubs charge a yearly fee and the one that is open to the public has a number listed on its website but no longer in service. It kinda frustrated me but I'm pressing on for another day to try another approach to locate some more investor clubs here and maybe they can refer me to some other members I need on my power team! I sure could use any advise on this matter.

Hello all, My name is Michelle and I decided to start a journal to share my hopes and dreams and to hold myself accountable on a daily basis to freedom!

I am a single parent of 4 wonderful children and one beautiful grand son. Two of my kids are adults, one is a teen and my youngest will be 10 in a couple months.

I recently found out that I was going to have to move out of the house I grew up in and that I have raised my children in.
I always though that I would own this house and I had a goal that I would own it by the time I was 40.
Long story short when my dad found out that I would not buy the house for the kind of money he wanted and with all the problems he has let happen with it as well as the illegal septic system, he gave me written notice to move out.

whynotme journal - Investment club meeting

Continuing on my journey....I took the next step to get out of my comfort zone and go meet people at an investment club meeting. Drove in rain/snow (ya snow in So Cal in April!!) and 55 mph winds but made it there! I learned a TON of info. First talk to the coordinator first and find out how they're meetings are run. Do they have regular investors attend. My meeting didn't give me what I "wanted" but I learned so much more becuase of that! Some great tips from a few people, some leads on mortgage brokers and hard money lenders...most everyone that was there were brand new investors. But it felt good to hear..."I'm a new investor, read a book I ordered online or on a late night show" (sound familiar!!??)LOL!

Does anyone know? Earnest money in CA

I'm getting ready to make my first offer! Laughing out loud since joinging the academy. I bought one house already a month before joining, but it was for my own enjoyment (a second home w/ 100K equity built in), a divorce sale). I've also purchased 5 other homes in CA over the years since 1997 and I've always been required to put forth the earnest money upfront, but they've always been buy and hold.
