21 and HUNTING - - Tristan's Hunt for the First Deal

I'm Tristan Cook and I'm fairly new to the real estate world.

I'm a pretty young guy, 21, and have grown up in the small town of Sweetwater,Tennessee a place rich with heritage and hometown love. Over the years I've watched our community grow, just even here recently through grants. I believe that economic wheel is starting to turn in the right direction. The growth and future of this small town has tremendous opportunities and I want to be a helping hand to change.

A record quarter-million new REOs in Q1 2010

More than 250,000 properties were foreclosed on in the first quarter of 2010, the most bank repossessions (REOs) in any quarter since the beginning of the recession, according to the latest Realty Trac U.S. Foreclosure Market Report®.

Despite a 33 percent year-over-year decrease in REOs, Nevada continued to post the nation’s highest state foreclosure rate, with one in every 33 properties receiving a foreclosure notice during the quarter.

I found an abandoned house

Hey, everyone!! I have read Dean's book: "Be a Real Estate Millionaire" a while ago...Well, I just found a property that looks basically abandoned. The grass needs cut...weeds are growing on the side of the house, door and windows are closed shut,etc. I live in the area and it is in a very good neighborhood. There are no signs in the yard, not even a mailbox...I did a little digging and I found out that the owners live out of state and I went on whitepages.com and was able to get their phone number. It is a 2 bedroom/2 bath residential home..built in 1980. I would like to take ownership of this property and rent it out...Any ideas of how I should go about this? Basically what would you do? Open to suggestions...Thanks!

Hello my DG family...my bf bought me Dean's books in 09 and I was hooked. I totally believe that I can be freed from a 9-5 job through Real Estate and I am more than excited about this.

Its been a struggle with myself trying to put all of this Investing information together. I feel like I'm in a world where everyone is connected and knows the ropes except me. "WOW"... is all I can say. I ready to put my skates and roll with this new freedom choice I've found. I have been very quite on this site taking in all that I can and researching as much as possible. Reading Deans books. But I have a pretty good RE Agent who keeps brining me deals, we will just say I have not taken action yet. I am still reading books taking in as much as possible. But he has forwarded me one that I dont think I can pass up and we are trying to do as much analysis on it now. This would be a buy and hold exit strategy=rental, Two family home (duplex), forecloure, bank put in new burner, nice neighborhood/street, needs approx 40,000 in work bank asking 151,000 total view estimate 266,500 zillow 306,000 comps 220,000 to 290,000, Rental income 1200-1500 each unit.

STEPPING OUT ON FAITH

What's up investors of DG? I'm new to Dean's site but I've been wholesaling for almost 2yrs. but most of 09 I haven't been doing anything. I found my self having to work with partners who had hard money lenders and the fact that I couldn't find my own lenders to back me so I continued to work my 9-5. Now I'm back stepping out on faith, the good news is that I found a short sale thats in great condition (move in ready). The comps are $187,191-$199,500. I'm going to put make a offer of $120-$125k and flip it to another investor for $140k. What do you guys think? However, I still need to find the funds to back me.

Rookie Investors-1st Deal(Failures/Successes/and Journey to close)

I never thought this Investing Gig would be easy! In fact I put off investing because I never thought that someone with No Money, Bad Credit and a Medley of "Stinking Thinkers" would ever be able to! Well I'm here to tell you that I'm on my way. Regardless of No money, Bad Credit(550's) and those people who just can't seem to be positive. My first attempt at this was a failure actually my first three attempts were failures!! I tell you this only because you cannot give up. I had two properties under contract. 1 was a 60 cents on the dollar water-front. I loved this property I wanted it so Bad, the 2nd was a 65 cents on the dollar SF Cape Cod. I was always taught find the Deal first the money will follow!
