AITD = All Inclusive Trust Deed
AMR = Anticipated Market Value
APN# = Assessors Parcel Number
APR = Annual Percentage Rate
ARM = Adjustable rate mortgage
ARV = After Repair Value
ASP = Anticipated Selling Price
BARM = Be a Real Estate Millionaire (Dean's book. JUST in case anyone didn't know )
BOM = Back On Market
BOR = Board of Realtors
BPO = Broker's Price Opinion
CAD = County Appraisal District
Cap = Capitalization
CAP = Cap Rate (NOI / Price)
CCIM = Certified Commercial Investment Member
CCR = Conditions, Covenants, and Restrictions
CDA = Confidential Disclosure Agreement
CFD = Contract for Deed
CLTV = combined loan to value. This is if you have a 1st and 2nd or HELOC on your home, it is the combined amount owned compared to the value of your home.
CMA = Comparative Market Analysis
COCR = Cash on Cash Return
COE = Close Of Escrow
COF = Cost of Funds
COO = Certificate of Occupancy
CPI = Consumer Price Index
CRB = Certified Residential Broker
CRE = Creative Real Estate
CRS = Certified Residential Specialist
DBA = Doing Business As
DCR = Debt Coverage Ratio
DIL = Deed In Lieu
DOM = Days on Market
DOS = Due On Sale Clause
DOT = Deed of Trust
DSCR = Debt Service Coverage Ratio
EM = Earnest Money
FAL = Foreclosure Alert
FCRA = Fair Credit Reporting Act
FFE = Furniture, Fixture, and Equipment
FHA = Federal Housing Administration
FHLMC = Federal Home Loan Mortgage Corporation, Freddie Mac
FMR = Fair Market Rent
FMV = Fair Market Value
FNMA = (Fannie Mae) - Federal National Mortgage Association
FRBO = For Rent by Owner
FSBO = For Sale By Owner
GMAC = General Motors Acceptance Corporation
GRM = Gross Rent Multiplier, is the price divided by the total rent. The problem with it (as opposed to the cap rate) is that it does NOT include an info on expenses
HELOC = Home Equity Line of Credit
HML = Hard money lender
HOA = Homeowners Association
HUD = Housing and Urban Development
HVAC = Heating, Ventilation and Air Conditioning
IEE = Instant Equity Exchange
IRA = Individual Retirement Account

L/O = Lease Option

NOI = Net Operating Income (Total Income minus all expenses EXCEPT debt service)
NOO = Non Owner Occupied
NTS = notice of trustee sale
O/F = Owner Finance
OBO = Or best offer

I have been trying for 2yrs now to really get off the couch, and take action!
When I first started after investing $33,000.00 in a 4 Day Mentor Program with a
Real Estate Investment Organization I won't mention. I was at it for six months nothing happen. I became frustrated felt like a failure; took to the couch.
Now I have this renew interest. I really want to make this work, and get back some of the money I've invested. Not to mention I want to retire from my dead end job in 2years. It looks like 4yrs the my retirement package is looking.
I really want to help my Daughters. One is a single Mom with two boys.
I know too much information.
I really want to do this!!! I need a Mentor someone who is going to hold me accountable. When I become overwhelmed, frustrated, disgusted, and want to take to the couch. Can I get some Help!!!!!

That is the challenge! It's like I can see myself doing this, but I'm stuck in "The Mud" and can't get my feet moving. My first challenge is to declare procrastination dead!!, stay off the couch, and write it down if I don't write it down it won't get done. This is a big step for me!! It's going to take some discipline for me. This is a real life changing experience for me. There I've said it; it's out there. I'm out of the closet so to speak. Now that everyone knows my secret.
