Im Confused On What To Do

I have been trying to apply the strategies that Dean teach but all I am getting is road blocks. I found out that investors are buying in my area about 70% of ARV but I just cant get any sellers to agree on anything that will make me a profit. I am so confused as to how to go about this me and my realtor put in about 100 offers a week and not one has come back accepted. Please can someone explain to me what Im doing wrong?

Your Property Rights are being Threatened

Legislation is being voted on today that would require you, me, your parents, your grandparents, everyone, upon passage of this legislation, to become licensed mortgage lenders if we decide to sell, through owner financing, any property we own.

Suddenly, if your parents own a property free and clear and decide to let you buy it from them with monthly payments, they would need licensing as mortgage lenders and you would have to qualify for the loan just like through any other lender.

I will be the first to admit; I love this site. I've learned alot and have met some great people on here, some of which I am actively doing deals with.

I've bought and read all of Dean's books several times over and they have all shined light on some things I never suspected. The one thing for me is i'm not a fan of assignments, chosing when I work with out of state investors is to get finders fees; its simpler, less expensive, and very cut and dry. But to each their own.

Phoenx's Real Estate Days

Living in rental that began Feb. 2010 with the understanding that Owner is motivated to sell to me. FMV is 175K-180K, owner mentioned selling around 120K so knew it was a no brainer!
Well, that was Feb. It's now end of April 2010 and finally got his mortgage numbers from him...more like 140k is what he needs to pay off mortgage and equity line. Small set back, but plenty of equity to make it a good buy.
Currently trying to get answers to my questions...

Well today we took action!! We placed flyers around town, and got excited about taking that first step. We are determined not to let ANYTHING get in our way, as we not only want to be successful, but we NEED to be. I check in on the web site daily and pick up a lot of useful info. FORECLOSURES

"I have been looking at foreclosures. I have found a lot of them. They all require at lease 1% down or $1000 Earnest money deposit made out to the listing company. Home inspection on 10 days. close in 30 days. Most also require pre-qual letter and proof of funds to close with. Let me know if you can do this." Will someone please tell me why realtors keep saying this even afetr you tell them that its going to be an all cash deal as well as a double closing. Uggh!!

PhillyStan Journal - It has begun....

Hello everyone,

I am Stanley, I am 28 years old and I plan on doing all my Real Estate Investing in Philly.

This will be my official journal on DG. While i don't know if I will updating this everyday, I do know that I will be updating it anytime i make or do something I feel is important to my investing career.

I started reading the PROFIT FOR REAL ESTATE RIGHT NOW BOOK ON April 15th and I finished it on the 18th. I came to DG.com right after finishing reading the book. I am excited to get started. I noticed that there are a lot of successful members here and I hope one day to be in the same boat or at least be swimming along side the boat... lol

Well, where to start? Hmmm....I guess i will let you view my bio/profile so i will not go over that again. I will say check it out b/c it will show you the hard times as a kid i have gone through and now in two days i turn 29.
Promeric Properties is my company and i have wanted to be in real estate for almost five years. I have even taking courses and read as many books as i could get my hands on yet for some D... reason until i got married i have not started it till now. I guess fear of failure or being laughed at or what ever us good procrastinators use for an excuse really got to me one day and now.... well its on!
