is it legal? she needs to know

i'm GOING to be a real estate investor.
i have found properties that my wife has not been able to find.(she's just gotten her re liscence for md.)
she has a way with people however and has buyers.
i'm telling her i'll find and lock up the properties and she can bring the end buyers,be their buyers agent and we all get paid.
her issue is this,i'm trying to tell her we can do a double close and she's saying i can't sell to a buyer when i don't own the property.i say with a signed contract i have equitable title and the right to sell.
maybe i'm not explaining this right to her or maybe i have it wrong altogether and she's right.

I have been in analysis paralysis for some time now and I need to get out of it. I am hoping posting this publicly will help but I know in the past it falls off my radar and I get engrossed in my daily life. I know in order to put my family in a better position I need to get this program going. I tend to study things and learn as much as I can before getting going and feel I never quite have enough information to get started. I just need to realize I am going to have to take my lumps like everyone else.

Oh my God, I wish there was three of me. I spent the day listening to Matt and Chip and Andrea, Edge 09. I feel like I am going crossed eyed. "Great Information." Sometimes I feel like I came into a conversation late and have to catch up with what everyone is talking about. By listening to 09, I get more of what is happening. Or maybe as I learn more other things become more clear?

Just Dean's book "Your Town Your Real Estate Profits!" this week. I'm on page 169. I have been hearing so many stories and would like to try all of them. However, I don't have the money or the credit but that is not going to stop me. I would appreciate any help or advice anyone could give me. I don't have tons of time to invest (with 2 boys of my own, 3 foster children, babysit during the day and my husband) I don't have a lot of time left for me. But I want to devote at least 1 hour everyday to my business. Thank you

The Contract that Doesn't Protect My Assets

I have a few concerns about a deal I am working on with my good bud, Gorgeous Frazier. She seems to be a DG Star in her own right so I thought I would give her a shout out. We are working on a deal that involves the acquistion of 22 properties. We sent informal offers on all 22 to the seller today which he gladly accepted without any counters. Great so far, but the problems is with the contract he uses for his transactions. We don't really have a problem with any part of the contract except the Earnest Money Section. Below is what that part of the contract says:

CLOSING AND PAYMENT INSTRUCTIONS.
Upon execution of the REPC, Buyer shall deposit $1,000 as Earnest Money Payable to Direct Title Insurance Agency to hold this property

Will it ever happen?

Turned down by two real estate dealers, woe is me.
But gonna keep trying. Keep knocking till I find the right one.
Want to get started now. Got the mortage broker and the real estate attorney. Lets go.

$300,000 deal

Hello DG family,

I have found an 8 unit apartment building, the owner is willing to sell it for $300,000 and will contribute to the closing. I spoke to the bank and they said they are willing to do something creative if the numbers work. This will be my first deal with out a real estate agent. What should i do? what process should i take with this deal?
which contract should i print to write the offer and signed it? should i take the contract to the bank or the real estate lawyer first and then the bank? also what should i include in the contract, since is a new aquisition.?

Thanks for your time, please help, i dont want this great deal to go away from my hands.

JJD - Chronology of Helping Others - Vol. # 1 (The Start)

My story begins early on (well early for me & my beloved wife)back in 1999 or so. We picked up our very first house. Which became our primary residence. We knew absolutely nothing about real estate investing. Nor did we have any experience with Real Esate Investing Programs or such. Living in the area helped in this particular situation, as it was literally right under our noses. My father had played the role of "surrogate bird-dogger" and noticed that the elderly neighbor had passed. And there was uncommon activity at the residence nearby. He kept his eyes and ears opened. And even went as far as approaching the "new" persons coming and going around the property.

Had the opportunity to watch Dean's videos from the Gain the Edge 2009 Event. Wow. I was really impressed with what I learned. He talked about how he uses a very basic Yellow Legal Pad to organize his day and without it, he gets stressed. I have tried a lot of management techniques regarding the things I need to get done. This really seemed to work. I simply listed out the mini projects I needed to get done and listed out the actions I needed to work towards the completion of those projects. Then I starred the urgent ones that needed to get done first. I am starting to cross out the ones I am getting done. Definitely less stress. Seems very basic but it does work. If anyone uses a different system that seems to work, I would love to hear about it.
