This past weekend Charyl and I decided If we are going to take a leap lets do it .
After running around and finding homes we know we can make money on We called the listing agent only to find a bump in the road. We needed a buyers agent !

Ok We found a few and kinda interviewed them And picked I hope to be the best that wants to follow my lead I dont want to follow him/her.

Charisse's Journal

Well, I went through a huge load of 90 days or more properties like Matt suggested. My relator didn't have a way to just pull the ones in probate. I have a few that seem extra good, so I am going to listen to the edge 09 DVD again and see what my next step is. I know I said I am going to do the 25-1 idea but I have questions so I will listen again. Also I no I joined the success academy last year but I don't take advantage of it. Its like I am not sure what to do with it. I need to call Anita after this and I want to here everything that Carol has to say. I would like to put a chip in my brain that says" You did this, so now do this." I can't wait until its second nature to me. I mean, Jez! Carol can sit at her computer and make it happen. That is soooooo cool. I want some of that!

I feel inspired to start a journal of my own after getting caught up in Shane's Journey.

I have almost all of Dean's books as well as a few others.
I watch Deans show every day that it is on in my area.
I have done this since BARM came out.
Currently I am a mobile dog groomer. I have been a groomer in various capacities since ten days after my nineteenth birthday. I am about to turn 48.
Not a millionare yet. I'm starting to think that grooming is not going to provide that for me. Smiling
I have had lots of great deals slip through my fingers. I now feel I have what I need to jump in.
I need your help.
I have set my sights on a really run down, scourge of the neighborhood house. Perfect, right?!

Short Sales Anyone?

Hey Guy's and Gals,

I was wondering, is there a Short Sale Expert out there that would like to partner up with me and do any short sales that I can generate?

I've been coming across quite a few homes that are underwater, no surprise there right! I'd like to partner up with someone who has had good success in negotiating short sales to see if we can help out some of these struggling homeowners and make some money along the way.

CHRISGRAND'S Journal

Hi everyone this is my first post in my Journal. I have decided to do this to help me keep up with my progress. If you have any information to add please do I am very open to advice.

Ok I have read Profit from Real Estate Now and Be a Real Estate Millionaire. I am finishing up Your town Your Real Estate Profits.

I have posted an add on craigs list to build my list and have had some call backs.

I have contacted a couple of banks about the REO in my tarketed area

I chose my target area because it was close to me and provided conveinence to shopping schools and interstate access.

I guess now all I need to do is find that killer deal!

I am giving up........ Charlotte people please look.

I am starting a new journal. I am giving up looking in westchester. It's just way to exprensive here. taxes are around 12k where I live and that just cuts too far in to the rent when you look at the average rent is around 1,500. So Thanks to Your Town..... and angie it's time to look down south. NC Charlotte ... Love the area. I also see big chances of a boom when the market settles . Lots of big banks are there that are doing bad right now. My first question is how are condos down there? I talked to a RE that said houses are doing much better any DG fam help from those in the parts would be very much appreciated.

I didn't study today. We heard last night that holding a deed for a year was more then the seller wanted to do. The price was fine. At least he answered us. I hate when the seller doesn't give any input back. The owner of the probate house wanted us to just buy the dang thing, so he could be rid of it. I wrote a letter to the owner explaining why we couldn't just outright pay for it and why we wanted up to a year to upgrade and find a buyer. I am a good letter writer, so we will see. I assured him that in a perfect world it would be complete in 6 months and if the deal is not complete he will get his house back fully restored so it would be easier to sell for more money. I also told him we already have some buyers. We do but they are not qualified yet.

ALMOST THERE....

I haven't wrote in my journal for awhile. But now I'm back. I have been going steady looking for deals, negotiating with sellers, adding cash buyers to my list, posting ads, putting up bandit signs. Yea, I have been busy. The funny thing is that I still haven't gotten one deal yet. There's two ways I could look at this:

One- Man look at all this work I'm putting in and still nothing!

OR

Two- Man look at all this work I'm putting in, I know I'm closer to doing my first wholesale deal.

I choose to look at perspective #2. I can't fail if I do not give up. However, I will fail if I do. I no longer have given myself that option. These are the reasons why:

#1- I'm worth living life being financially free and living out my dreams.
