Hey DG Family,

I have finally decided to create a daily journal!

I have been following Dean for about half a year now and its time for me to make that True Decision and give this 1000% of my energy!

I have yet to close my first deal. But i am extremely confident that i will! I am in the middle of the process of tricking my mind that i have closed numerous amounts of deals and profited thousands upon thousands of $ and that i have an abundance of deals already in the works ready to be closed. Heck! Im on vacation baby! =D

MY WHY:

1) To live a life full of abundance in all areas of life!

2) So that i may share my infinite amount of riches with my family, my friends, my community, and to the rest of the world!

3) To shine the spotlight on joy!

Cross Border Investing

Hi, I am Canadian and would like to start investing in the US. I was wondering if there are any other cross border investors on this forum. I would love the opportunity to discuss the set up strategies that are required to make everything legal and maybe even team up on a deal or two. Sell by owner deal !!!!

Hey DG family how are you all doing?

Let's see if I can do this deal or not, one guy he want to sell his house he own no mortgage or no any deeds. the house it's in livable condition for rental don't need work just lipstick. He want to see it's for $74K will pay $8K toward buyer's down payment or fee...ect then pay $500.00 each months for rent lease for one year. 3 room 1 bathroom He has someone rent it for $615.00 a month for two rooms. which he has one room for himself. my question is it's that do able good deal for me?

OK! Getting started here.

I Have been wanting to invest in Real Estate my entire life. Well, at least since high school. For years, I have looked at properties, and seen potential, but never acted on it. I have a great record of success in picking properties, but if you never pull the trigger, someone else gets the money.

I even jumped in on the Coeur d'Alene "thing" when it first started. Had three properties picked out, and backed out because of the price of the airline ticket to go check them out. Oops. That's just one example.

Anyway, I just rolled over my old 401k's into a self directed 401k with checkbook control. What an amazing tool! Now I can actually control my retirement funds the way I want to, and invest in real estate.

Craig's List Nightmare

I live in a fairly large city in Central California. The competition between Realtors must be fierce, dog eat dog. Especially in this area, prices are way down.
I advertise my Lease Option houses as "Take over Payments, No Credit Check, No dealing with a bank"

The realtors dont like seeing my ads and flag them for removal, sometimes within minutes of posting. I am forced to place the same ad multiple times each day bcuz of the deletions. Whats messed up is, anybody can flag anybody's ad for removal.

Running out of Time

Hi all,
I've been working Dean's programs and lessens since May and looking at a lot of houses. Thought I had all my ducks in a row, buyers lists, private lenders, etc. finally got my 1st offer under contract. A great house at 45%+ below ARV and started working my lists. I am scheduled to close on this Fri, 11/9 and everything has hit a wall for one reason or another. I am looking for any help to help me pull this out. I am kinda freaking out. I have been unemployed for a year and a half and this would have been a big step in getting my family back on track.

Information Overload

Hello Everyone,

I know a lot of people who venture into real estate goes through a phase of information overload. I have dean's course with the training and even with that it seems like there is another course that gives more information (or insider secrets) to help you succeed. (Even within the DG Family)
But, it kind of makes you feel like certain information is left out on purpose and that, that bit of extra information is what will help you succeed. Then you get more information, and then there is more information that will help you succeed quicker "If you're serious about your real estate investing".

Getting my Feet Wet a little!!!!! But Need Help!!!!

I been studying both books: (Profit From Real Estate Right Now) and (Be A Real Estate Millionaire. I'm so excited to learn the many strategies Dean have explained step by step. My situation like many people where I don't have any money for a down payment. My credit is shot and on the rebound. I'm at the point of doing research because I believe one of the key points is research. In my area there is so much potentional in making money with real estate. I found an agent who is willing to work with me. My strategy for my first couple of deals is to use the IEE or assignment deal.
