Property Help

I am a semi-retired Retail Manager (not by choice). I have been in the retail industry for 25+ years and in the RV (recreational vehicle) industry for 20+ years, in both retail and manufacturing. I have always been interested in real estate and have owned several houses including rental property for about 2 years. I have purchased a number of other programs to start real estate investing, but never had enough time to really dedicate myself to it like I needed to until now since I have been unemployed for 1.5 years (again, not by choice).
I have a loving and usually patient wife. We have been together for 26 years and we have two sons, 26 and 20. Yep the math is right, had the 1st one from the get-go. I have been working with Dean’s program now for almost 2 months and can’t wait to complete my 1st deal. I welcome and embrace any help or suggestions anyone has to offer. I think its taking me longer than it probably should because I am somewhat of a perfectionist and don’t feel comfortable unless I have everything in place and confident that I can say and do the right thing.
I know we learn by our mistakes, but I try to make sure those times are very few.
