CODE VIOLATIONS

This latest wholesale flip I did had $3,500 in code violations. Which means thats a lot less money going into the sellers and/or my pocket. But thats probably why he was so motivated. I got the house on contract for $3,000

Im thinking, this could be a great niche, I called the code enforcement division in my city and talked to the main guy. He tells me they dont have a list of all the violation properties, and it wud probably be a lot of work to compile one. He took my number and said he wud let me know. I dont expect any calls soon.

Shud I have offered to pay him for that list? In a big city my size ther cud be hundreds. I can guarantee ther wud be some motivated sellers ther.

I'm also wondering if I shud have tried to negotiate the violations down on the house I just sold.

Motivation

I'm on my second trip on one of Dean's programs. It's the 30 day quick cash system. I stopped towards the middle of the program last year due to injury and focusing on my main flipping business.

However, I want to get back into this program although the current challenge looks a bit daunting.

Any advice?

I first got this house on contract for 16K and after weeks of trying to sell it, the seller finally agreed to a price of $3,000 I had a lot of calls on the property and most rehab investors that went out to look at it never called back. And just like the first one I sold, several investors were telling me it needed to be bulldozed. The bird dog and I agreed we wud be happy with 1K each and we wud just dump the property. This house had some serious foundation problems, a corner of the house had dropped several inches. A bad roof, termite and fire damage.

One of the investors signed an agreement to purchase it and said he is having his money man check it out.

Hello. My colleague and I have been trying to make real estate an opportunity to further our lives and get out of the day to day grunt workforce. we have tried building a power team but seems that people are afraid of the word "real estate investor". We bought deans program after the free seminar and we have contacted a lot of buyers and such but they usually don't reply and or give up trying to work with us, we can find homes to assign to the buyer but the buyer never gets back into contact with us, We need REAL MOTIVATED buyers in the SOUTH EASTERN WISCONSIN area if you are a buyer or know of any please PM me!!!!. can someone please suggest ideas that can better my chances at making this work ASAP!?
