Need Advice--Best way to Profit from this deal

I HAVE A PROPERTY IN LAS VEGAS 3/2 1290SQFT,LISTED AT 67,100- I HAVE A BUYER WHO I HAVE BEEN NEGOTIATING WITH TO MAKE AN OFFER, THE HOME NEEDS WORK DONE TO ROOF, BUT HE IS FINALLY READY TO MAKE THE OFFER,62000K BUT NOW IT IS IN AUCTION STATUS. THE STARTING BID IS 50000K AUCTION STARTS 1/24/13- HE IS READY TO BUY NOW.
HOW CAN I FLIP THIS DEAL TO MAKE A GOOD PROFIT??

One of my favorite authors is Zig Ziglar and my favorite quote from him is "If you help enough people get what they want, you will get what you want."

I've decided that I need to help more people! I think the best way to help many people is through "Sandwich Lease Options". I can help people who can't sell their house, sell their house to someone who wants to buy a house, but think they can't. It is the one type of deal that I haven't done yet. I first learned about these types of deals as part of my success academy training. I then heard it further explained at the EDGE by Greg Murphy, but at the time is wasn't something that I pursued.

Why "Sandwich Lease Options"?

- They are a WIN / WIN / WIN
- They don't require any money
- There are plenty of potential deals out there

This past Saturday (January 5th, 2013) I attended the Little Rock seminar and signed up for the 3-day workshop next weekend.

Looking forward to attending, meeting Dean, learning all that I can and getting started.

Mortgage-be-gone

As noted in my heading. I am in this to get my mortgage paid off. Then I can quit my job, spend more time with the kids, and do more of the things I love doing. Thank you Dean for your hard work and for helping to make my success possible.
I have:
-read thru pg. 23
-prepared a folder to keep notes
-started my investment journal
-watched a few video blogs
-almost gotten in wrecks as I am hopelessly hooked to looking down every street for houses to purchase even though I don't yet really know what I am doing.

Here I go!!

Well it is Jan 4, 2013 and I am just getting started. I learned about Dean and this amazing site in mid Dec and have been thinking about it ever since.
I love that we can help each other be accountable here and that there is a community of like-minded people we can connect to.

What have I done so far?
* complied a list of agents to contact
* contacted one already but have seen nothing from her yet
* created my new REI email account

My plan for today?
* look into Dean's insider site (feeling overwhelmed with all the info here so not sure I am ready for more just yet but I will check it out for sure)
* call more of the agents on my list to find some good ones to work with

Here's to a new year and a new life

I am very new to real estate. I have been military most of my life. I have, however, been interested in real estate for about 13 yrs now. I am just like everyone else these days, short on credit, cash and knowledge.
This last September I attended a 3 day seminar and in October ordered the 30 Days to Real Estate Cash book. I am almost finished reading it. I loved the speaker and his wife that conducted the seminar. Dean and this couple are so real and so motivating and caring.
