I've just finished Dean's book yesterday, Profit from Real Estate Right Now! and I have never felt so confident to do real estate before as I do now. Don't get me wrong- I am a little nervous, but this time around, I know I will be able to do it! I am well aware there will be mistakes along the way that I will learn from, but with the information that I learned from that book (I took very detailed notes- 47 pages of them, to be exact 
) I feel I have all I need to know to get through any difficulties or obstacles I may face as I begin. I had purchased other courses in the past that claimed to be all I needed to get started, but they didn't have the right combination of motivation, inspiration, and knowledge as Dean's book, and I am very grateful that it was loaned to me last week. I read the whole thing and took all of those notes during a 3-day period, and now I am working on my flyer text and classified posts today. When I am finished with this, I am going to compose my letter to hunt for an awesome Real Estate Agent using Matt and Dean's tips. After that, I will search for a great Mortgage Broker!
I feel that the best way to start is to take it step-by-step so you won't get too overwhelmed. Just think it through, complete the necessary tasks to get all set up, and refer back to Dean's book or website frequently for further knowledge and inspiration. I can see that there is a lot of support here on this site if you tap into it and ask for help.

I have cash buyers looking in Las Vegas as we speak. These guys have millions to spend. They are the real deal. That is really something to be excited about.
Here is what they are looking for.
No entry level houses.
They want houses that will retail for between $250,000 and $600,000 AFTER they do the needed rehab/remodel. They want houses in nice areas that NEED WORK.
They want to see a minimum 15% cash on cash return. That is it. Somewhere between 25 and 30 a year.
Let me know if you get a deal under contract.
