How to find LANDLORD type buyers?

I watched video 5 of Deans live broadcast from California where he is talking to Matt about how he wholesales and who he wholesales to. He talked about finding specific cash buyers who are not rehabbers but landlords looking for cashflow. He said they are a lot easier to wholesale to because they don't require a huge discount they just want the monthly cashflow.

I want to know what is the best/fastest way to find these type type of buyers?

Central Florida buyers...

I'm looking to build my "Buyers List" here in Central Florida & as well as "Sellers List". But first things first, Buyer's list. Also, are there any R.E. agent's that are investor friendly here in Central Florida that anyone can provide the info.? Alot of R.E. agents are not willing to do the leg work & suggest that I become a R.E. agent instead in order to do all the leg work myself. Help plz, thank you all for your friendly, respectful, accurate & prof'l response.

What Came First, the Chicken or the Egg?

Or, in REI parlance, what comes first, your offer or your buyer? If you are just starting to build your buyer's list and you come across some good-deal properties, do you go ahead and make the offer, try to lock them up, even before you have your investors/buyers in place? And do banks usually honor exit-clause contingencies that allow you to recoup your earnest money if you do not close the deal because you could not get an interested buyer?

Is There More...

I was just wondering if there was more that I needed to be doing to find buyers. So far I got my cash buyers list from my realtor. I crafted a postcard that I am getting ready to send to that list. I posted a few ghost ads on CL and other sites with no response, and my local reia club is on break until September.

I just want to kick this thing into high gear and I'm not sure if my efforts our enough to achieve my goals in the shortest amount of time possible.

Business Cards

Hi Everyone,

I am going to get some business cards made or I my try to make them myself. I may get some made first then play with trying to make them.

My question is what do you put on your business card. I would like to get some ideas. So please post what you have on your business card please. I will be doing this tomorrow.

I was thinking something simple (keep it simple stupid right?)like:

Finding Buyers via HUD.gov

In the Edge 2011 DVD Matt mentions that you can find buyers by using the hud.gov website. I have been to the hud website in my state of OH and I do not see where I can view bids on properties placed by other investors. Can someone please point me in the right direction?

My Craigslist Ads Keep Getting FLAGGED

I have put up "Ghost Ads" on Craigslist, and 2 out of the 3 have been flagged. Two of them were from the attachment with the RBB and one was from "Profit From Real Estate Right Now."

I did get one lead out of them, called the number left a message and the next thing I know I see in my email that my posting was flagged that I got the lead from! Should I just keep my nose to the grindstone and keep using the same ads or do I need to get a little more creative?

Also, does anybody know if assignment of contract is legal (as long as you have disclosed with the seller) in Illinois and Missouri? I live on I-70 about an hour from St. Louis and I am posting these in the STL Craigslist classifieds.

Any and all input would be much appreciated...

Screening sellers through your bandit signs

Did anyone use their personal number or recorded toll free number to prescreen sellers? I've talked to many investors and they said they dealt with fake, crazy, weird, just people who were wasting their time and wanted to know if toll free recorded actually pre screen the right sellers? Would like to hear from people who has been there.

Can anyone recommend me any toll free recorded sites that purchased it and was satisfied? Thanks!

Due to the recent downfall of the stock market we currently have a once in a lifetime opportunity to convert stock market investors that have taken a major beating this week, and help them recover their loss by
introducing them to the amazing opportunities that real estate investment provides, especially now when we all agree that the real estate market has bottomed out.It is all of our responsibility to grow the REI business as a whole if we want our personal business to do likewise.I am asking for ideas on how to do this cheaply and more importantly, immediately.
