I just started Dean's Course a couple days ago. I am sitting at a Starbucks right now doing the course, doing the action items and I have hit a road block. I am having a hard time writing good, effective, and content loaded online ads.

Does anybody have any suggestions or found something that worked best for them for either Buyers, Sellers or Investors??

EFFECTIVE RECORDED MESSAGE

I just recorded my first message today and I just wanted to get suggestions from people who have effectively used this tool.

Have you had more success with longer, more detailed messages ( like the samples Dean gives in his book ) or shorter, more direct ones

Do you find people are more likely to leave a message or contact you if you provide them with your phone number at the end of the message?

Any suggestions on effectively using the message service would be greatly appreciated

Most people know that I'm not a huge fan of Realtors®. That I think you need one on your power team to run comps and that's about it. I was doing some reading online and I found an investor with a good thought/quote. This individual said that a "Realtor® is only useful if they do exactly what I tell them and if they remember they work for me". It also mentioned that seasoned investors rarely ever use Realtors® and that rookie investors think they are necessary.

I fully agree. That is because seasoned investors use the techniques of the pros: wholesaling, subject-to, etc. While rookie investors think that you invest in real estate by hiring a Realtor® to find you an investment property.

I heard about a really cool tool last week that anyone can use called slydial. Slydial is a free service that allows you to leave a voice message directly in someone’s voice mailbox without ever speaking to that person. Let’s face it, there are going to be those awkward moments in life that you would rather not have to deal with on a phone call.

Did you ever get an irate call from a tenant? If you’re a buy and hold real estate investor, the answer is probably YES! If you are a landlord and it hasn’t happened to you yet, it will at some point. You can count on it!

You may have a situation where the tenant flies into a rage because you sent him a 7 day letter. After all, he already told you he would have the money in a week or two.

H everyone! I have a partner who has a bunch of properties in the Memphis, and some in the Kansas city area she is trying to sell. Dialing & Driving for Dollars.. Get that 1st Deal/Buyer

I am not sure if anyone has posted about this yet, so I wanted to throw it out there for all the newer DG members trying to get their first deal or build their buyer's list.

One of the best and least expensive ways (gas money, cell phone) to find sellers and buyers is driving and dialing for dollars. They kind of work together when you use them, because the goal is to go out driving around looking for vacant properties, FSBO signs, and For Rent signs.

Does anyone know of a website where you can make a flyer? We have to go to an REI meeting tomorrow night and I would like to make some kind of flyer on the property we have for sale to hand out. I thought it would be a good idea to do this so that we don't have to constantly tell all the features to every investor. We could just hand them a flyer on it and then elaborate on the property.

A different way to find buyers (and sellers)

I was reading a thread about naming your business and how to see if the name is in use with the Secretary of State website.
After poking around for a while I had an idea.
What if I searched active businesses for "we buy" or "houses" or "homes"...(you get the idea).
Then, because they're active, you can look up their address and phone number and see what they're interested in!

OK, so we found some businesses that buy and/or sell properties. Sure you can call them blindly and hope they have something to offer.
