Craigslist Ghost Ad

Hey y'all I'm building my buyers list and trying out the ghost ad strategy right now. I wrote this and was wondering if I could get some feedback of if it is to generic or if the money makes sense (This "property" is located in Birmingham, AL). I've done a little researching on totalviewrealeastate.com but just made up the numbers. Just want to make sure this ad doesn't seem to good to be true and make people realize it isn't real! Any and all feed back would be greatly apprecaited!

Today I saw a topic discussing how to contact a real estate agent and get a list of buyers who closed on a property using cash. I woiuld like to know more about this process. I have a list and would like to know what to do with it now. Thank you!

Ghost Ad Queston

Reading the Rock Bottom Blueprint Bonus (wow say that 3 times fast haha!) that was attached to Video #2, it mentions posting ghost ads to get Buyers. Now I'm about to do this on craigslist, but before I do I want know where the heck do I post these? Does it go under Services? or Real Estate For Sale? I want to make sure I post it in the correct spot.

I will say that even though I dont have the money to get the full Rock Bottom Blueprint, that bonus alone has me excited!

One more SUPER EASY way to find buyers using Google Maps

So here is the deal: I posted information on finding buyers through Google maps.
For a long time I had no idea that this search option was even available...then I stumbled upon it and have loved the idea ever since.

Google map searches act similarly to say whitepages.com. You can get on whitepages and search for ... a barber. The search engine will then find all the barbers using the white pages and display them for you.

Google maps take the search one step farther and displays the search on a map and gives a list similar to what whitepages may do. However, the search from Google has given much better and much more accurate information compared to similar searches.

The last post I put the search to do is: "we buy houses"+[city]+[state]. This search works and works great.

This Rent-to-Own ad: Too Much Info. or A Smart Move?

Saw this ad (below) on Craiglist in my area for a Lease to Own house. I hadn't seen this before where the seller says in the ad that the down payment will be used to upgrade the house, which won't be available until a few months later in the fall. What do you think of this? Do you like the upfront honesty of letting people know it's their money that will be used for this purpose? Or is that too much information too soon? Has anyone disclosed that type of information in their ads? If so, what was the response? Please discuss! Smiling

Use a resume format for personal networking?

Hi, I'm new and am not sure wether anyone has thought of using traditional resume formatting as a way to approach seller's and buyer's?

I just finished writing a "Retail Investment Resume" that I intend to take to my neighbor across the street. Their property just listed at the start of July. I will do a search later. I just wanted to bring this up as a personable contact option. Thanks. I'll let ya know how this worked for me.

Partnering On Foreclosure of tax lien sale

An ad like this will get the phone ringing. Then talk to the investors who called about their experiences, where they like to invest, how they pay for their homes, what their exit plans are, and so on. I always want to know the investor I am dealing with. I did not want to talk about property because I had nothing to offer. When our discussion finished, I told them that I did not have anything available for them at the moment, but I would call them when I found something that suited their needs.
