What is a Bank Charge Off?

Hey All,

I'm super excited about this new venture and AMAZED at the Love in this Forum and the wealth of knowledge!!!

Anyway, to my question, I've instigated a postcard campaign after driving for dollars and some motivated sellers have contacted me. I'm hearing something new to me, that is that the BANK has Charged Off the Note...
What does that mean exactly?
It seems like the bank walked away from the property and left the owner with responsibilities to pay taxes, but I'm unsure of how to work that.

Why do you need to know if I have a mortgage?

Anyone have a good response to this question? This is one of the questions that I would like to ask when screening sellers.

Also anyone have any seller/buyer scripts that they use? I have an intern starting today who will be answering the phones and I want to make sure I am giving her all the information she needs to effectively screen prospects.

Marketing apartment building to private colleges

We are in the market to acquire a 60 unit apartment complex in a small community with 2 private colleges. We want to make this property exclusive to college students by working with the colleges themselves. We want to set it up for the students' financial aid to pick up the students rents.

Does anyone know how to set up an agreement with colleges for this purpose? Has anyone ever approached a college with this intention?

This would be a great deal if the college was on board. Any suggestions or insights would be appreciated!

RealEstate agent question

I recently purchased the RBBP program. I am trying to find the perfect Real estate agent. I called several offices of Remax and talked to the front desk and left messages for many agents and also spoke to few. The few I spoke to were interested and appeared promising, as a follow up when I send them an email asking for cash buyers list, they never responded back. I called keller williams offices today and spoke to an agent who was very interested, she said she works with investors all the time and can get deals which are 60 - 70% below FMV. After all the conversation she wanted me to provide a proof of funds letter or talk to her mortgage broker to qualify me before she send me any listing. she also wanted to meet me personally before she starts sending anyting. what do I do?

finding probate property on Craigs list

I think it was Joe on his recent interview with Dean mentioned finding probate property by looking for anything being sold from an estate on craigs list and sending an email to the advertiser asking if they also have property for sale.

I did as suggested and went to craigs list to follow the strategy.
I found that nearly every ad I read had a notice at the bottom saying 'it's NOT ok to contact this poster with services or other commercial interests' - so does anyone have tips for finding the ads that say it is ok
