A great strategy to find cash buyers to wholesale properties. Well there are many ways to find them, but here is a way that is guaranteed to work.

Everyday buyers are purchasing properties, how many retail buyers purchase a home with cash? Very few. But I know who does.

Answer: Cash Buyer Investors.

If you need to build a good buyers list with active investors that are buying properties. Look on the MLS for properties that have sold for CASH. Then look on the title of the home and find out what person or company purchased the home. That will lead you to the buyer.

Am at the Edge event in Phoenix and loved Ali's presentation on sending e-mails to top ten surgeons in your investment area. Have googled and found the surgeons but only found mailing addresses. Anybody know how to find the e-mail addresses?

Bandit sign Success??

My bandit signs are bringing in many leads and people wanting to sell their homes, but I am not finding that with all the work I put into checking out these deals that any has really been fruitful. I just wonder if this hurts my image as many of these homes I just can't do anything with. Often home is a tear down or too small or just not enought profit. Example I got a guy call today very serious wanting to sell. However, his house was 600 dollars different in the loan to value ratio. Ideas, or experience on what to do. Thinking maybe I should target better homes somehow. I simple wrote I buy home Cash and my phone number. Tammy

Bandit Signs Gone. Grrr

I'm not sure if there is another topic on this, so i'm gonna say it again if there is Eye-wink I put out several bandit sign the other day in high traffic areas, got some calls, then today nothing, thought something was up. So i was out and about and decided to drive by the signs spots. All are gone.

Ok, I ONLY put out about 10(i bought at a local sign store, not cost effective at all so i'm ordering bulk online.)

My plan is just to go out, with MORE ammo and more determination!!!

Just hard not to get even a little discouraged.

25:1 Strategy Plus having my RE Agent build my Buyers List?

So I got a lead back for an Investor Friendly Agent. This person is a Broker and works with investors. He said "HELL YES!" to all my questions.

In fact he has a neighbor/friend who profits 20-30K per property

Now my question is this, I want to see if he can pull up homes that were purchased within 90 days for cash so I can build my buyers list up in this area. Along with the criteria (Starter homes that are either: vacant, as is, or has had a price reduction)

I have 6 properties I am going to put my first offers on today, but I have a question. If I have a 30 day contract ad I get one of my buyers to buy it on the 28th day, does that mean he has only one day to close?

Buyer brokeridge companies.

Hi all;

When I do my Cregslist ads for buyers, I get alot of what looks to me as buyer brokeridge companies. Is this a good avenue to take, or should I just stick with the individule buyers.
