Bandit Signs

Hey DG Family.

Been having some trouble looking for cheap blank white bandit signs with the h-stands.. The one's I've found so far don't ship to Vancouver, B.C. Canada, and/or are too expensive for my budget! Can anyone recommend some good websites to order these little things?

Closed a deal from Highly Targeted Bandit Signs

I posted an article a couple of months back

Wanted to share that the bandit signs we put out targeting buyers brought us a deal.

We used an agent we had never met to write offers for us. We put out about 30 offers.

Got one under contract...

Then called our buyers list that we built using the Targeted Bandit Sign Technique (we placed our signs near MLS distressed properties).

We double closed the deal with a title company referred to us by our agent. Net profit $5600.

It was well worth the day we put into putting out bandit signs.

Calling "We buy houses" signs for buyers list

I see lots of "we buy houses" signs and was wondering if it is worth it to call and see if I can add them to my buyers list. Has anyone done this.

Hello my DG family, haven't been on here as much as before as things have been VERY busy in NYC.

So UN fair Market Value?

So just wanted some insight on this, i've been researching properties for potential distressed sellers,and vacant listings. For everyone I research I run it on the tax assessors file to get an idea on value to compare with what it's listed as by the seller.

I'm surprised to find some are right on the money, and some WAAAAY over...30,000 to sometimes 60,000 over. I try to get in the mind of the person with the property, is it an emotional connection that what they have is worth more?? Are they hoping an uneducated buyer will negotiate TO FMV, thinking they're getting a deal?

Marketing, Marketing!!

Spring is here and their is no better time to get your marketing plan in order and go out every single day and at least talk to to 50 individuals every single day. Marketing is the key!! You must let people know that you are a real estate investor and you can help buyers as well as sellers. I am hoping by posting this that everyone can list one single thing that they are doing every single day to build their buyer and seller list. I am doing Bandit signs, I am calling FSBO by driving around. Every day I keep a log of areas that I drive by and in that log I write the information that I need to get t least one person a day on one of my list. I even started cold calling today because not being active is not being successful. One needs to be HUNGRY!!

Methods for Wholesales

I am wondering if anyone has put up flyers at grocery stores, laundromats, and any other public bulletin boards to advertise for buyers and sellers, and if so, what have your success rates been? What types of flyers did you put out to get the best results?
I am just starting in wholesales, and could use some pointers if anyone is willing to "divulge some secrets". I also wanted to know if there is anyone out here who would be willing to walk me through a deal, and I'll split the profits with you. PM me if interested.

Dusting Off Again!

I became a member 11/09, couldn't afford to join the "Academy", still can't,I lost my job to the recession 3yrs ago and am too old to be hired,I have read Dean's books among others; I have tried to build a buyers list,get a lot of BS, have talked to those who are old pros at wheeling and dealing in RE,they seem to want to make all the money and actually steal properties from me,then I have tried finding investors over the internet, more BS...but I continue to be like one of those punching clowns, you know the ones w/sand in the bottom that bounce back. The thing that I have found is it "does" take money to make money (Al Capone. Those who I have dealt w/are selfish and greedy. These are people who have 40 or 50 yrs.
