e-mail script to potential buyers

Hi DG family, I have a question about what to write in an (e-mail) to attract buyers. I've compiled 80+ e-mail addresses of people who buy houses.I think I know what to write but I'm not absolutely sure. I don't want to scare them away. Does anyone have any suggestions. Thanks The Old Man PS: If they do answer right away do I treat it as a Ghost Ad and tell them it has been put under contract or what?

Cash Buyers

I went to the court house in Boonville, MO and got a list of names and address of individuals who had address in other cities. I am not for sure, but I will send my letters to them. I looked un warranty of deed and deed of trust.

Finding the hot spots area

I am local in socal and I want to begin investing but i want to do it where the market is best(from riverside to temecula to as far as oc/la and/or victorville/barstow). How would I find the info on where investors are putting their money and/or where the most motivated sellers are. I want to make sure my bandit signs/marketing strategy are in the right place/area.

Trailer ads

Craigslist always has trailers that are available for $100-$200. Most at that price are old campers. Does your city prohibit Bandit Signs? Getting a few calls from the Police? Well then park it!

A few pieces of lumber, some paint, masking tape, and viola!

alternatives to REI Clubs

So after looking for REI clubs in my area, and talking to other investors, It seems their are no active clubs. I could start one, but according to one investor people don't want to network here as they fear you will take away their deals. So my partner told me to check out the BNI or Business Network International. Also the Chamber of Commerce meetings. Point is keep looking and you will be able to meet and get information similiar to that of an REI Club. My partner said that you can even present a short speech in front of a group at the BNI meetings. This is something that I am checking into.

Using Multiple RE Agents

I am new to the DG systems (I am currently going through the Rock Bottom Blueprint system), and I am fortunately finding a number of agents that seem to be attractive candidates.

I live in a city that is extremely divided by social and economic boundaries, which makes many of the KW and Remax agents experts in their particular part of town -- but not necessarily in other areas of the city.

With that in mind, would it be wise to use multiple agents to build a buyer's list / find properties?

I ran a experiment last night and today. I put one of my bandit signs in the rearch window of my Jeep Liberty. I drove through heavy trafftic areas for 30 minutes and today for an hour. The sign read " We Buy Houses Any Condition". With ph #. As of 10 pm est. 22 calls and counting. Different area tomorrow. . Good Luck !!!
