So I got a lead back for an Investor Friendly Agent. This person is a Broker and works with investors. He said "HELL YES!" to all my questions.
In fact he has a neighbor/friend who profits 20-30K per property
Now my question is this, I want to see if he can pull up homes that were purchased within 90 days for cash so I can build my buyers list up in this area. Along with the criteria (Starter homes that are either: vacant, as is, or has had a price reduction)
I have told him that I will be purchasing properties by cash. (As Dean described in this 25:1 strategy) How do I go about asking for the criteria (Starter homes that are either: vacant, as is, or has had a price reduction) and asking for a listing of homes that were purchased by cash within the last 90 days (so I can build my buyers list up) without overwhelming him?

My only suggestion would to ask for the "cash solds" from the past year. If you ask only for the past 90 days then you are likely to get a lot of properties that have not yet been updated in the tax assessors database. This process of updating can take anywhere from 2-6 weeks or more.

It sounds like yohave a great! Realtor!(: like shirley said just ask him he should be ok with what your trying to do. Just explain to him why you want the 90 sales if he asks.

I would ask your realtor for the active listings first. Those are the listings that he will be excited to get to you because they lead to getting a deal closed (in his mind). Then ask him..."While you are putting the listings together could you also send over some "sold" listings that have sold for cash in the last 90 days?" It's a secondary request and not a big deal for him to do...just a click of a few buttons. He'll be fine with that.
