OfflineMy bandit signs are bringing in many leads and people wanting to sell their homes, but I am not finding that with all the work I put into checking out these deals that any has really been fruitful. I just wonder if this hurts my image as many of these homes I just can't do anything with. Often home is a tear down or too small or just not enought profit. Example I got a guy call today very serious wanting to sell. However, his house was 600 dollars different in the loan to value ratio. Ideas, or experience on what to do. Thinking maybe I should target better homes somehow. I simple wrote I buy home Cash and my phone number. Tammy

Hey Tammy, I'm in the same boat right now aswell. I get motivated sellers, some buyers and realtors. The thing is that like you I've visited many sellers and have not been able to buy any of their homes due to the loan being too much. I've been looking at other strategies like wholesale/lease options and subject to's. Hope it kicks it soon though?
What other strategies are you using? Have you done the 25:1 strategy?

I think you answered your own question........ You have sellers who want to sell. You cant help sellers who want to sell..... you can help sellers who NEED to sell. Believe me.... there are plenty of them out here..... Thin them out when they call..... change the wording on your signs..... Call me when they call needing to sell and you are scared to death to buy ! You will need an exit right?

I am looking at lease options as well as assigning, and subject to's. Just nothing is fitting the bill. Some of these people are desperate to sell, but we do not want to take over their properties for one reason or another.

the great news here is that you are getting activity from your ads! However, it is a sorting process. You are doing everything right. Remember, there are A LOT of homes out there right now where the owner is upside down on their loans. There isn't anything that you can do with it when they owe more than the property is worth. Weed them out - eventually you will find one that is worth pursuing.
