Is your RE business Strong or Weak?

I've worked with many students in Dean's Success Academy who want to skip steps in building their RE business (using "no money" down strategies) and jump to looking at properties with no way to finance the deals. Looking at properties and finding deals is exciting and fun. HOWEVER, if you find a great deal but DO NOT have a way to pay for it then you will become frustrated very quickly. Dean has been doing this for a long time and has outlined the "no money down" techniques, in his books, in a particular order for a reason. These techniques are proven, they are tried and tested and outlined to help you achieve success by working smarter rather than harder. The first step and foundation for the "no money down" techniques is your Buyers List because your buyers are your resource for money. DO NOT cut corners. Your buyer's list is the strength of your business as a wholesaler. If you have a weak buyers list (1 or 2 buyers) then your RE business is weak. If you have a strong buyers list (10 +) then you will have a stronger business. As Dean has said before, there is no greater or easier time to build a buyer's list than right now! About thirty percent of the buyers out there, right now, are "Cash Buyers" - Investors!! This is great news!! Investors love to work with wholesalers (you) to find deals. It saves them a lot of time! It takes time to find the deals. It takes time to make offers and get them under contract. We can help by doing the legwork for them. It saves our buyers time and money. This is a great service that we can provide for investors! This is a win/win situation!! Whatever it is that is holding you back from contacting investors...LET IT GO! You have something great to offer and Dean has shown you how!

I want to share with you 1 example of why your buyers list is so important. I have a student that I've been working with. He had built his buyers list to 11 cash buyers. He called me one day and said "Karen, I finally understand the importance of a buyers list." I was thinking "uh oh, what happened!" He said that he worked hard, made multiple offers and finally got a property under contract with 1 buyer in mind. He talked to his buyer. The buyer loved it and wanted it but there was 1 problem. His money was tied up for another 4 weeks but would take it when his funds became available. My student was devastated. He thought it was over because he didn't have that kind of time on his contract. He then realized that he had other buyers! He called the next one on his list and had the contract signed that afternoon...DONE! He was so grateful that he had laid the foundation of having a good buyers list FIRST. Had he not done that, he may have lost the deal. Needless to say, he is continuing to strengthen his business by continuing to build his Buyers List.
