Find houses other than using realtor

Buyers I have, houses I do not. I'm still searching for that realtor to work wit. The last couple were not working out. In the mean time I've been driving around looking for vacant or FSBO types. I don't want to recreate the wheel and was wondering what luck everyone else was having with different approaches.

We can all get off on the wrong path when we attempt to take shortcuts by just sending out ads and bombarding the general public with every piece of information we can give. This route will only lead to a dead end for a couple of reasons.
1- Most of us don’t have the marketing resources like some major real estate companies or grocery chains at our disposal. It is important to target your audience and really put those marketing dollars to work for you.
2- The prospective client is already slammed by mass marketing messages. You need to make sure that you are not adding to the mass marketing mess by customizing a message for a specific group of perspective clients.

need help creating a marketing plan

Ok so I got my first deal done and My second one is going to close soon hopefully. Now I have seem to hit a wall.
I want to create a marketing campaign that I repeat and repeat. I am familiar with different forms of advertising
does anyone have a model they could provide? I just want a weekly schedule to follow or a good mixed marketing campaign

Loving the bandit signs

So I boosted my bandit sign size and placed about 10 more out than usual in waaaaay better areas and received four calls over the weekend which I plan to call back today. Now unfortunately, nobody left messages so I would conclude that the callers aren't as motivated, but maybe they didn't want to wait through my six minute message, but you never know until you ask, right?
