Properties wanting to assign..

I found two fsbo properties, both brownstones. Owner of both is asking $330,000 for each. One is appraised at $389,000 and the other at $351,000 according to www.express.realquest.com Owner states that his asking price is negotiable and that b/c there's tenants, it's positive rent rolls.

I'm going to call him today. But, since I haven't yet found a re agent to represent me or a title company (working on both today), who do I ask if assignments are legal here in NYC??? If it's not, and I sure hope it is, is it difficult to do a lease option if I have no cash/credit? Thanks.

Getting Close

Ok here goes. I'm so close I can taste it. I've got buyers lined up, I've got a RE agent on board, and I looked at two properties today. Have to do my due diligence on them and figuer out my offer, if it's a good deal. If it is and the sellers agree, I should have it locked up by the wend of the week. I'm super excited and I can't believe it's going so fast. I thought it was taking to long at first, but it's like I can't stop it now. It's got a mind of it's own. I'm so pumped and this is all I can think about. Regardless of what happens by the end of the week, I'm hooked.

Audio Training...an idea/suggestion

I believe that it's usually the lack of knowing what to say to the seller, that causes fear to be ignited in a newbie-investor. I may be wrong, but honestly, I've faced that fear myself. It seems challenging to find a mentor for those who seek one, b/c the mentor may feel...well, what's in it for me, if there's no financial gain per say??? Although I believe that there's a lot to be gained from teaching and instructing when driven by passion, others may choose to differ.

Well I just got the book not to long ago and it just sat there for quite some time before I decided to finally pick it up and get after it. I have since read up to chapter 5 in the book and have began to take action.

Choose Your Mentor Wisely - Thank goodness for this site

Hi all,

I just wanted to tell you about an experience I had at a real estate investment club.

I decided to take some type of action and stop procrastinating. So, I went to an investment club so I would be surrounded by like-minded people and maybe learn a few things from local investors (Long Island, NY).

I picked up a brochure from an advertiser's table and started reading. It was for a mentor, but I wasn't interested and started walking away. The "mentor" walks up and welcomes me to my 1st meeting and asks me what types of techniques I might be interested in learning.

Hi, I got lots of questions:

-How can I get someone to buy a property that I have found in 15-30 days?

-Banks take more than 30 days to approve/deny a loan.

-What about if the house is in foreclosure has equity.... but owner owns some money?

-It is easier to find a seller than a buyer.. If I found a house to sell. I would have be acting like a realtor to sell this house

-I have no money,no money, no job. HOW IN THE WORLD IS THIS GONNA WORK?
