I believe that it's usually the lack of knowing what to say to the seller, that causes fear to be ignited in a newbie-investor. I may be wrong, but honestly, I've faced that fear myself. It seems challenging to find a mentor for those who seek one, b/c the mentor may feel...well, what's in it for me, if there's no financial gain per say??? Although I believe that there's a lot to be gained from teaching and instructing when driven by passion, others may choose to differ.
Most ppl learn best through physically doing the task. Some learn simply by hearing. Others learn just by reading.
My idea is this : Is it possible, legally, to record an audio transaction or an initial conversation with a FSBO, someone facing/in foreclosure, etc., (w/o mentioning names, address info?) Simply, the details of how to approach, what questions to ask, how to end the conversation, and what to do next, etc.
This would be invaluable and such a learning tool. Kind of like youtube but w/o the video unless the seller didn't mind. I say this b/c if you've built a relationship with the seller and have done previous deals with him/her, they may just say, hey...let's do it.
Maybe this is a far-fetched question but I had to ask. Please give your feedback.

I think that would be a wonderful way to learn what to say. That has been the most dreaded part of everything I have done so far. I am afraid I won't know what to say or say the wrong thing. It's not so hard with a realtor when buying a foreclosure and you want to put in a low bid, but when dealing with a FSBO I am afraid I am going to offend them by making such low offers.
Even if the tapes could be roleplaying would be helpful.

Thanks Brian for the encouragement. I knew I wasn't alone. Many "newbie-investors" are so eager to get started and sometimes it seems that somewhere along the lines, they become lost. Not all though. So, if these audio sessions or role-plays are made, it'll definitely lessen the amount of questions a newbie will ask because they will be able to hear the flow of the conversation and understand how to make their approach.

Thank you. This is what I want to do and I do feel paralyzed. I've searched for FSBO properties, looking for those on the market over 3 months. In attempting to pull comps, I realize that more often than not, the owner is requesting thousands more than the comps reveal.
If in fact, I find a property I definitely want to go for, in speaking with the owner, knowing I have no cash of my own, what do I say? I know to have the purchase agreement ready and the assignment of contract for the buyer. But how do I explain to the owner that that is what I'm looking to do...assign?

I agree with Cylegreen. The most important thing is to just take action! 3 months ago, I was terrified to just get on the phone. Yesterday, I went to my 1st showing so that my buyers could see the property we are working on and I wasn't nervous at all. Not even a little bit!
They had already viewed the property with the listing agent, but I had not seen the property or met the buyers in person until this point. I had a purchase agreement in place already with myself as buyer. So, I also had to have my buyer sign off on the secondary purchase agreement to be submitted to the sellers. I was very happy with how easy and painless things went.
My point is, in the beginning it will be difficult and nerve-wracking. Give it time. If you can push through the fear, everything will work out. Fear can be paralyzing, DON'T LET IT BE! Everyone makes mistakes, the important thing is that you learn from them!
Just look at it like this, if you get on the phone and say something stupid, now you know what not to say next time. Making mistakes can be one of the best learning experiences. The more mistakes you make, the closer you are doing it right!
This is not to say that your idea was a bad one, because I really like it! I think that would be a very helpful tool for newbie REI's. But, rather then let yourself wait for something like that, I REALLY suggest you take action now! No time like the present! The sooner you get out there making mistakes, the sooner you will reach success!
