Getting Close

Ok here goes. I'm so close I can taste it. I've got buyers lined up, I've got a RE agent on board, and I looked at two properties today. Have to do my due diligence on them and figuer out my offer, if it's a good deal. If it is and the sellers agree, I should have it locked up by the wend of the week. I'm super excited and I can't believe it's going so fast. I thought it was taking to long at first, but it's like I can't stop it now. It's got a mind of it's own. I'm so pumped and this is all I can think about. Regardless of what happens by the end of the week, I'm hooked. This IS what I will do for the rest of my life I love it. Thanks to all the mentors out there, special thanks to Joe and Rina. And also to the staff at the success academy. I will definately keep you posted and up to date on the progress. Lost My Buyers

I had them lined up and now they're gone. I've called and emailed a few times with no responce and I don't want become anoying to them because there could be contact in the future. It turns out that the properties where a little outside the price of what they had already told me they were willing to pay. So I guess it's back to the drawing board. There is light at the end of the tunnel though. While online today, I stumbled on a site with 165 listings of wholesale properties under 20K thats rght in the middle of my market area, so that did put a pretty big smile on my face. Now just back to finding more buyers. Advice is very much accepted from anyone willing to give it. I'm gonna try placing an ad looking for buyers this time and see how that pans out. Still pressing on and still motivated. Thamks for any help and good luck to you as well.

I know what you mean. I did manage to get in contact with one of my buyers today. We have an appointment to meet on Tuesday and look at some houses that he has so I can get a better idea of what to find him. All will work out for the best. Not Giving Up

I've lined up a few more buyers and made a few more contacts. I posted an add on CL today offering help for people facing foreclosure and also for anyone with a listing for more than 90 days. I got a call about a hour later from an out of state investor wanting to give me leads that his marketing has produced that he can't do anything with, for free, with no catch. Thats pretty crazy!! I answered an add the other day "We Buy Houses"(on CL). Another out of state investor looking for someone to help him buy 150k in property a month in my area. I just have to put it all together. Sticking in there, not gonna give up. First deal's just around the corner.

Success and Nothing Less!


REI Club

I joined a REI club last month and went to my 2nd meeting tonight. Let me tell you, if you havent done so yet you need to find and join a club in your area. It just so happens that a guy I had a phone conversation with the other day; who has an established REI business in the area, was there tonight. After the meeting he and I talked together for about 30 min. We're going to meet for lunch thurs to talk about how he can help me learn the things I need to know and how we can possibly work together in the future. You read it all the time "If you dont ask the question the answer is always NO!". You have daily goals, monthly goals, yearly goals so on and so forth. If you dont reach a goal today you get closer tomorrow. The daily goal you reach today gets you closer to your monthly goal, so on and so forth. Everyday we get a little closer, I know I am. So maybe it wont be until you log on and see "MY FIRST DEAL" with my name beside it. Until then, Ill keep getting closer. Thanks for your posts and God bless you all.

It's All About The "Why"

If you've read much on here you see people talk about having a "why". If you can come up with a good reason why you are doing this then when it's not going your way it's alot easier to stay the coarse. I have a really good "why"(I think). I work out of town half the time. I'm gone 2wks at a time so WHEN I succeed at this it will give me the finacial freedom to quit this job I have now and be home full time with my kids. So if you don't have a "why" yet you might want to put that at the top of your list for today to make REI easier to commit to and make the dreams you have a reality.

I believe so to Sandra. I appreciate the post and continue to drive forward. Got a little closer today. I made an offer on a house, but ot got shot down pretty quick. I have a deal right now waiting on buyers approval, and my RE agent is pulling comps on 2 more for him now. I sent a list of the types of houses there are in my area to an investor out of state so he can get an idea of what we have around here. Should hear back from him tomorrow or so. I'll keep you up to date on what's going on until then stay focused and God bless.

Buyers are funny sometimes...

A lot of them truly mean well and want to buy a house but end up backin out in the end... happened to me three times. So I can understand what you mean about wanting to call back...

Statistically speaking, you generally get a call back around the 7TH time... Yea.. the 7th, which is crazy... So don't feel too bad about calling them, as long as you give them a little breath room, then if you don't hear from them, let it go Smiling They weren't motivated enough for ya! And motivated sellers and buyers = $$$

Speaking of motivated buyers...

I mean, how do we know that they are motivated anyways??

I would think the first thing to look for is a down payment, if they have that, generally they are pretty darn motivated, cause they probably tried before, got turned down somewhere, and are still trying. Sometimes I guess that won't matter.. I mean if you owner finance and they can afford it, might not be a bad idea, especially if they can afford a larger monthly payment.

Then probably how easy you are able to get in contact with them AFTER they know about how YOU can help THEM. Obviously, curiosity will certainly get anyone to call. If you tell them how you can get them in a house when the bank says no with your own elite broker, or for 30% under FMV, or for little down payment or possibly even no down payment if they can afford a higher amount with owner finance. If they truly want a home and they think you can do the things you say you can do, they will call YOU asking did you find my home yet lol... well not exactly but you get the idea, communication would be readily available... Now sometimes they just forget and you might have to call them a few times... Hopefully not 7 but...

Well anyways just my 2 cents about buyers... I hope it helps someone a little bit. Anyways congrats quick!!!

I know exactly what you mean. You want to make sure that you are the only one they're talking to, but at the same time you don't want to be pushy. It's all hit or miss I think and something that's learned over time, and when enough time is taken it will all be learned. You gotta have patients, which is something I'm still learning. It sounds solid in your plan(Home buyers need less discount in the property)rather than investers need deep discount.
I just caught myself;Maybe the future home buyers...Are the investers?
It just goes to show it is not about answers,But about the question;For it keeps us honest in the(WHY)of what we do!!!!

Another Step

I had my meeting with the local REI yesterday. He's been in the business for about ten yrs and has alot of knowledge. We rode around looking at a few properties of interest to him. I think this will be a good contact to abtain more leads on properties, and also someone to learn from as well. Another day in the books and another day getting a little closer to that first deal. I asked a couple of questions is all. Are you facing forecloser? Has your home been on the market for 60+ days? Do you need/want to sell quickly? And then I left my contact info. I tried to be kinda generic to maybe appeal to more people. I think I'm going to break it into two different adds to see what happens. I've been getting all kinds of emails about it. So I can vouch for it working.


Heading Out

Well, I'm off again. It didn't happen this week, but as I said I got alot closer. Made a little progress today though. I figured out how to use my counties web site to look up land roll info. That's gonna help alot. So when I get back in 2wks I'll be able to hit it hard. Still in the game, not giving up. It's still out there waiting for me to find. When that first deal comes along it will be pretty sweet. I've worked hard so far for it and I will continue to do so. Not only that, I've told to many people about what I'm doing so I have no choice but to succeed. See, I'm one of those guys that can't fail in front of people. It's been something that has not been a good thing at times in my life, but I'm gonna use it to my advantage this time.
