way around 20% down for investment properties ???

i have tried to get financing for investment properties and it seems every bank wants 20-30% down is there anyone out there that has found a way around this. they ask for the total price then tell me i can finance 70-80% has anyone found a loophole aropund this????

Wow! Reading these postings is so incouraging! The more I read and learn the more exciting it gets. I just can't wait to do my first deal!

I was wondering if there is anyone in the Vermont or New Hampshire area already investing or bird doging? I noticed that there was someone 20min north of Boston MA that was having a forum to meet with other like investors. I have considered contacting him but thought I would see if there was anyone a little closer to me first.

Hi everyone! It is so great to be able to talk to so many great people at the same time! Well to start I am doing ok so far I think. I have a buyer already pre qualified now I need to find him the right house witch is proving to be quite the challenge, it seems that every house that I find is already bank owned or in a short sale I should say, so as you know the Banks do not like to assign any deals on a short sale. My client is getting a litte tired of waiting for me to find him a house,I hope he can hold on a little bit longer. I hope I did ok with this talk to you soon..Diane

Well I disected "Profit From Real Estate Now" and I did not want to waist another second so this is what I have accomplished so far. I created a letter to send to potential real estate agents I can work with, that was now about three days ago. I told them to e-mail me for more info. but only one returned the e-mail and after trying to reach her again, I have not heard from her in about two days.

I first want to say that I love this website. It is so positive and everyone wants to help.

I received Dean's books Profit From Real Estate Now" & "Be A Real Estate Millionaire" about 45 days ago. I have been reading through his books and am on my second read with PFREN and taking notes.

I think that I am a very good judge of character and believe in Dean, his information and that he is the real deal.

Distressed Properties from another state

I received a long list of distressed properties from another state. I'd love to invest in these but don't know how as a newbie. The list was free, and from the mls database as it was sent by a realtor couple. What's my options? As some of you may know, my interest is in assigning and lease options. Thank you for your advice. hard money lender

i need some help, i dont want to loose this deal my thoughts are to get a hard money loan and re finance to a bank loan because i dont have the 20 percent to go through the bank, i just dont know of a bank that will do a no seasoned finance after i get the home.
