DEAL # 3 JB TOGGS

i just realized that a DEAL is classified as #1 if u buy and #2 if u sell or rent incl profit of $1000 soooooooooooooooooo i have just closed on deal #3 to recapp i bought a 3 bdrm sfr for 21000 that came with an empty lot .sold the 3 bdrm on a land contract for 38000 with a 2006 manufactured home as a down payment.i allowed 18000 down pymtfor the manufactured home so that leaves 20000 left which is approx 280 per month at 8% for 7 yrs. now i still have the manufactured home to sell which i am eagerly advertising locally to get some cash back AND.........

I have been around this site for a couple months now and have yet to start my journal so I decided I might as well get on it. I don't feel like writing out every day for the last two months so I'll give a brief overview.

Began reading Dean's books and looking at ads on craiglist.

After finishing both of the books I was ecstatic to begin my investing career at the ripe age of 19 (If jeremy can do it at 18 surely I can do it at 19 lol).

Well- I posted a response to the wrong spot I guess- so Ima try it this way!! I am about to start the Academy and I am so excited!!! My husband and I are also looking at proerties right now!! There are so many possibilties that we are amazed. I can't believe it- the "killer" deals are everywhere. I have found what I think will be our first properties, but what I was wondering is what everybody's take is, is it easier to make your first deal a sell to a buyer or maybe keep it for a rental or lease. What has worked better fro ya'll- just want some opinions! Thank ya'll have a great day!!

I wanted to wait until I got my toes in the water a little before I wrote about my journey with investing.

Let me start off by saying that when I finished reading Profit from RealEstate right now, I was so anxious, scared, nervous and excited. I knew what to do but I was still stuck on starting. I guess i was still a little doubtful in my sucess.

Well I plan on reading it again and I have a little notebook just for investing with notes on everything i feel was important in the book ( which was almost the whole book! lol).

I want to go for it!

I am about to make my first 2, yes 2, deals. After finishing Deans books. And interviewing with the tax club, I created an S-Corp. This is taking longer then expected but I remained positive through-out the whole ordeal. Anyways back to the deals.

Yesterday, from www.creonline.com I was able to gather 10 REI clubs here in NYC.

On Monday morning I will begin phoning them and thereafter, make a decision on which one to join. The deciding factor will be how active the club is and the # of members attending.

I'm looking to master ASSIGNMENTS and understand that this will help build my cash flow quickly so that I can become versatile in how I invest.

I plan to reread DGs books and take further notes.

That's it for now. Once I decide on a club, and begin moving closer to my dream, I'll be back to add to what I've started.
