Homes at 30 to 50 percent below fair market value

Hello,

I just wanted to comment on this topic a little bit. I read Dean's books and I have followed his blogs for a year now, and I just want to tell you it works.

I did my first deal over the summer and I made 1700 dollars for my investing company without having to use any of my own money. I am using the 25/1 rule when putting in bids on properties. I am putting in bids on numerious homes at 50 percent below what they are asking and I have had five houses under contract since then with 50 or more percent equity built into each property. That rule works and I highly suggest you use it when you are putting in bids on your properties.

Organic Farming as an Investment

A friend of mine has a passion for organic farming and he has put together a prospectus on a working farm. Is there a market or investors out there for this this type of investment?

Vacant Houses are Rampant in my Neighborhood!

Saturday, 2-20-10
> Today was my driving day and I was so amazed at the number of vacant homes just in a 3 mile radius of my residence. I found 16! Can you believe it! It was easy too. I got out and talked to the neighbors wanting to find out about the homes and the previous owners. The people were so nice and willing to "give up" the information.

> Now with those 16 vacant homes, I will now gather owner information and do my calculations.

QUESTION: What would be the most thorough place to look for ownership information on the internet?

Buying a Home for me

I just joined the Success Academy on Friday 2/19/10 and just completed my first module. In just the amount of time I have spent thus far with the folks at DG I have to say I am truly inspired.

I currently rent an apartment in Oklahoma City, but have decided to relocate to Tulsa, for a number of reasons. I have found out that I will qualify for the $6,500 tax credit against my '09 income taxes if I buy put a contract on a house by April 30th and close by June 30th of this year, so I want to find something soon.

"Financial Freedom" so Take Action

This is the start of my journey.
Last week I took action and post to ads on craigslist looking for buyers.I got a good response back. There was four that were more interested in working with me. I emailed four others back that i haven't heard anything back.
My next step that I would like to take is finding some sellers.I have that nervous{fear} of getting on the phone.Same that Dean says in his books. I need relize that they need me. I potential buyers and they I properties that are not selling.
I will also be looking for an agent.I will get there I'm very motivated and determine to get this done.

AS of now, I'm going after my first deal.Like Dean says: "Who Is Coming With Me"

Need quick help/suggestions

Im thinking about attending a seminar on how to secure private money its like 500$ should i go ahead with this? I'm new to investing and i need a starting place..i have alot of information but i still feel like i'm pulled in so many directions. what should i do. I have Dean's book and i've read half of one of them. Please help with any suggestions.

We just joined the success academy!!!

I have read Dean's last 2 books. I used what I learned to buy our new house. We are getting a great deal on a brand new house. So great I almost want resell it instead of move into it but I dont think my wife woulg go for that. To make a long story short we got the house at 37% bellow FMV and We only paid $57 a sq ft for it. Thats rite a 2200 sq ft house on 1 acre that was just finished being built 90 days ago. What I learned in his books worked great for our own personal deal but we just needed a little help to make more deals. It is tough to actually jump in and take action. We really want to make REI work for us. We hope to get to our fith deal within a year and get our inrolement fee back. I have read of so manny shat has done this allready and I want to say congrats to them.

I've had this person's number for one week now and just emailed him and received a reply to call him earlier today. And I called him alright!

Check this out: This guy has been investing for the last 10-12 years and is pumped about the market right now. He said his advice to anyone is to jump on the bus and ride it until the tires go flat!

He is a Broker, has an investors group that consists of RE agents, appraisers, loan agents, attorneys, etc. Not only that, he can close in two weeks, did you hear me? Two short weeks!

Each day along this journey, a new idea pops in my head that will help me get closer to my goals as well as the people I am partnering with.

I like to share them with you and would appreciate any ideas you may wish to share. Rules - keep them short and simple. also, they must be repeatable with the least amount of effort.

Here's today's thought:

Create your own business cards (Avery has many to chose from) for buyers, sellers, and investors using the templates Greg uses to put on his Bandit Signs.

Every time there is a REIA meeting, I place fliers along with my investor card on the windshields of every car there.
