Each day along this journey, a new idea pops in my head that will help me get closer to my goals as well as the people I am partnering with.

I like to share them with you and would appreciate any ideas you may wish to share. Rules - keep them short and simple. also, they must be repeatable with the least amount of effort.

Here's today's thought:

Create your own business cards (Avery has many to chose from) for buyers, sellers, and investors using the templates Greg uses to put on his Bandit Signs.

Every time there is a REIA meeting, I place fliers along with my investor card on the windshields of every car there.

By the way--
on the back side of the card for investors I wrote " I am looking for partners who don't have the time to find properties, but do have the financing to contribute to the deal" If this doesn't pertain to you and you know a person that fits this description, simple write your name on this card and pass it along. You will receive a referral fee EVERY TIME I do a deal with my new found partner.

THE DEAL THAT KEEPS ON GIVING simply by passing it to the right person.

Great idea....

Brain Fart

Do you ever wake in the middle of the night with a brain fart? I often do so I have a little Sony recorder that I'm starting to use to record these ideas before I fall back asleep.

they may or may not be of some value--you never know until you try implementing them.

Using Business Cards to Fund Deals

Ever wonder who invented or came up with the idea of business cards? I believe that business cards are a great way to grab a person's attention and get them to take action. In our case, it's to take that second step and either get more information in order to make an educated decision or to take immediate action.

Think of them Bill Board. As you know bill boards are meant to attract the most attention in heavily trafficked areas.

In today's market, we can use these to our best advantage.

Today's Brain Fart is directed toward finding Personal Funds Using Business Cards.

MARKET UNEMPLOYMENT OFFICES AND AGENCIES!!! It's that simple. There are people losing their jobs everyday that have money in their IRA accounts. The idea is to create a business card that directs them to a recorded message or web site that address how easily they can use these funds to pay their bills or even become a part of the DG family without actually spending any of these funds (taking a personal loan from their IRA accounts or by creating a self directed account to do so.)

So what do you put on these personal billboards. Keep it short and sweet on the front side of the card, and place another ad on the back side of the card.

Leveraging Your Time

Ron LeGrand says "The Less I do, the More I make." Keep this in mind while building your business.

Always think how you can leverage your time especially to get more accomplished in the least amount of time. Factor in associated costs when doing your analysis and you'll always end up in a win-win situation


Ever Play Monoply?

As a kid I used to play monopoly on a regular basis. After a while I got pretty good at it and people didn't want to play with me because I would always purchase the largest/best hotel and houses that netted me the most money if someone landed on my properties.

What we do is not a game, but it does require we have a strategy to help us reach our goals. A simple strategy I use is modeled after the game of Monolopy:

1st goal - 1 assignment
2nd goal - 2 assignments
3rd goal - 2 assignments(A), 1 cash flow property(CFP)
4th goal - 2 A's, 2 CFPs
5th goal - 3 As, 2 CFPs
6th goal - 3 As, 3 CFPs
7th goal - 4 As, 3 CFPs
8th goal - 4 As, 4 CFPs
9th goal - 5 As, 5 CFPs
10th goal - 6 As, 5 CFPs
11th goal - 6 As, 6 CFPs
12th goal - 7 As, 7 CFPs

Now what if an assignment had a value between 3 - 5K and a CFP translated into
a monthly cash flow between 150 - 400 with a value between 125k to 250k. Suppose each goal represented 1 month.

Bottom line is:
45 x (3-5K) = 135-225k profit from assignments
40 x (150 - 400) = 6000 - 16k in monthly cash flow
40 x (125K - 250K) = 5000K - 10000K in assets

And What if the market changes and it becomes a sellers market and I sell half my property portfolio. What will I have?

My card to investors reads:

I need to sell my home fast!

Back

Write your name on this card
and pass it along to another investor
who can close on a deal within 14 days.
You will receive a referral fee each time
we close a transaction.

I have several other like this which I am currently trying. Keeping logs to see which brings best results.

Also, I have several cards I will be testing this week to see if I can attract private money partners.


Great strategy

I love the strategy idea,you never think about it. 1+1+1etc. when you added it up like that it shows.You dont have to try and do it all at once.Steady growth and progress will pay off huge over time.Great point!

Business Cards and Monopoly

I really like your ideas! I too am on the verge of creating business cards for my LLC. In addition, like you I had play the game of monopoly and was good at it! However, you are right that this is not a game and does involve a mature strategy to succeed~! Anyway, just wanted to give thanks for the tips and I will be using them....
