OfflineI have read Dean's last 2 books. I used what I learned to buy our new house. We are getting a great deal on a brand new house. So great I almost want resell it instead of move into it but I dont think my wife woulg go for that. To make a long story short we got the house at 37% bellow FMV and We only paid $57 a sq ft for it. Thats rite a 2200 sq ft house on 1 acre that was just finished being built 90 days ago. What I learned in his books worked great for our own personal deal but we just needed a little help to make more deals. It is tough to actually jump in and take action. We really want to make REI work for us. We hope to get to our fith deal within a year and get our inrolement fee back. I have read of so manny shat has done this allready and I want to say congrats to them. We joined the success academy for that extry help and support. We are nervious about it but We figure that we had to start somewhere and you can never hit your target if you dont aim at it. So we joined. I just want to say thanks to all of the people that have allready gave us help and advice.

Congratulations to both of you on joining the SA and on your 1st house... VERY EXCITING... I've been a student with SA since Nov. 2009 and things are going great. It can be a little scary but breaking things down into simple tasks really helps to ensure you take action. I'm into my second deal and I've made plenty of mistakes, but, I keep moving forward and chalk it up as learning. People have been great and I LOVE REI... Congrats again and be sure to tackle and apply what you learn as you can definitely do it!!!!

Thanks for all of your kind words of encougarement it means alot to us. I'm not sure if It will count as our first deal because we were allready in the middle of the deal when we joined the academy. Don't get discouraged if it takes some time to push that first deal through - spend time daily getting educated with the courses and building the buyers list - network with an REI club for sure!

Congrats on your new home and many more deals to follow! I myself am waiting to see if I will be excepted into the Academy. I am pretty scared to take the next step. I have 2 little boys to support so they are my motivation to keep going. I have all of Deans books already. I am trying to learn and absorb all I can. Congrats that the best investment yull ever take..But you will have to take action. And dont get overwhelmed by all the assingments and tools they give you..Just take action and ask questions.

We have been doing our homework. It's hard to find the time but we manage. We havent been able to find time to attend a real estate club yet because of conflicting sceduals. We have a investor on our buyers list that flips property's and one that has a buyers list. Both will give us a bird dog fee of 25%. We fear finding the property's for them and us not geting paid. They are both in a difrent town than we are. It's a struggle but we beleave it's worth it.
Its not how fast you move, its that you ARE moving and taking action. So kudos for that! Dont be afraid to get a written agreement with the buyers for the 25%. Its business, and other business people will understand and respect it. I actually got the agreement in an email - which was good enough for me along with their verbal.

We were sapose to close on our new house next week. But at the last minute the bank said we could only get the second FHA loan. Unless we owed less than 70 percent of what our current house is worth. Witch we don't. So it looks like we are going to miss out on this house. It's time to go back to the drawing board and work on our real estate business. On a positive note we have learned alot about real estate since we started to buy another house. I think we can come up with enough down to buy a house really cheep. Say 40,000 purchase price do a quick rehab and sell cheep say for 60,000. We have been wathching a few of these properties but haven't moved on the because of the house we we're buying. I guess we don't have to worry about that now. Thank again for all of your kind words.

It is amazing on how things happen for a reason. Most of the time (as for me) we don't understand why, but it always works out for the best. The obvious point being is that the house did not deserve you. So you stay on the right path as you are and when that house that deserves you and your family it will find you. Good luck and just keep faith and know that it's not the house, but the people in it that make it home.

Like you said it will all work out. It took me over 9 months to close my first deal after joining the success academy, Now i am averaging 2.5 a month.

Wow Such negative energy on this last post. However Domina 5 its all good. There is a resaon it didnt work out. Don't worry about it move on to the next. Keep your eyes on the prize. Use the academy for what it is for. Get all questions answered and get all the guidance you need and APPLY IT, you will be fine. Remember noone said it will happen over night. Success takes some work and gets easier the moer you do it and that is with anything.
