Anyone Out There

I am new to REI and am looking for someone in the Austin TX area who is using Dean's techniques. I need to learn all I can to make this work. I know from reading these journals that people are making it happen. Those are the people I want to learn from. There are too many opportunities out there to think we can't all make this work. If anyone has the time to meet with me send me a PM and I would love to learn from you. I also am attending my first REI club meeting this month so I am sure I will get more info there. Thanks a BUNCH.

Best Businessman in the Bible

I just had a bit of small fear invade me today as I met and talked with seller about a lease option purchase for a house she currently rents but wants out of it. I just don't have all the dots connecting yet.

Okay that leads me to when I got home; I really really am positive most of the time but I have my 'emotional' moments. I wanted to walk to ease some stress but it started raining hard. So I turned to a book I'm reading and the chapter was titled, "The Best Businessman in the Bible." Very appropriate for the way I was feeling. Well I'm not going to say what the chapter said right now. I'd like to see who you think this person might be. I didn't get it right btw. But I was blown away by the information and explanation and it made total sense.

Enthusiastic Newbie

I am so excited about getting my REI career going. I took Dean's advice and I have been telling everyone I know that I am a REI and it is amazing how many people say "Hey you know I am looking for a house." or " So and so is looking for a house." So get the word out and watch positive things start to happen. So why not start with your friends and family. Everyone knows someone who is looking for a home. Why not be the person who HELPS them. I can't wait to write my first success in this journal. I have a strong feeling it is right around the corner.

I Think I Just Found A Goldmine Junker!

3-9-2010....I secured a relationship with a Realtor and she submitted a property to me for inspection of an investor deal! OMG.....it is truly a junker but a goldmine at the same time. It is located in Montecito Heights with a canyon and view of downtown LA.

See attached file for details. I am so excited and nervous...it is a total fixer but the price can't be beat with the comparables after spending probably $25K-60k you can make at least over $100k on the flip.

I need help with this one! Can I partner up?

I'm getting on my way,I read all of dean's books,I think for my small town I need to go after greg's techniques,so I'm going to read his chapter over and over until I get it.I have put alot into this,with all the neysayers in my life,I will prove them wrong.Failure is no option!

Our real estate challenges

Well after months of debating I decided to start our journal. My husband, Merlyn,has read all 3 of Dean's books and I have read the last 2. They have really pumped us up. We bought the Empowering Conversations series and decided that Indiana Joe's and Greg Murphy's techniques might work for us. We found a REO that needed a ton of work (planning on flipping it) and put in a low ball offer based on this. We're supposed to hear today if it's accepted or not. We have a buyers list already and have started a sellers list using Greg Murphy's techniques, but we haven't had any seller's call yet. We advertised in the newspaper using one of Greg's ads and have hung flyers up in the few places that have bulletin boards.

The Knots Prayer

Dear God:
Please untie the knots that are in my mind,
my heart and my life. Remove the have nots, the can nots, and the do nots that I have in my mind.

Erase the will nots, may nots, might nots that may find a home in my heart.

Release me from the could nots, would nots and should nots that obstruct my life.

And most of all, Dear God, I ask that you remove from my mind, my heart and my life all of the "am nots" that I have allowed to hold me back, especially the thought that I am not good enough

Well I guess this is where I start to put it together.... I have been reading the book and I am on Chapter 7. I have been working with a group of guys which does short sales and loan modifications they are really helpful in alot of ways. They send me out with a list of address which are behind on there payments and I try to sell them on the modification or then to represent the on the short sale which they basicly buy and flip (hence what I would like to do on my own but this is giving me a look into the realestate ins and outs without the outlay of money. I just got my first real sale so I should get my first commision. Which Im going to put towards the acadamy I hope its a big well gotta go will write tomarrow. Got another lead....

Sidney's Success Journal- Day 1

I am starting my Success Journal today but before we go further, I wanted to give you a brief background of myself. My name is Sidney. I am 45 years old. After graduating high school, I joined the Army for a 2yr. tour. My career has consisted mostly of Restaurant Positions, Front and Back of House including Mgt. Mostly my endeavors have had me in the Auto Industry in Sales and most recently Internet Sales Mgr.

Ready to Rock and Roll

I just finished reading PFRERN and am in the process of doing the action steps in the book. I have already written down my goals and the things I am grateful for and review them daily. I am in the process of getting business cards, flyers, and bandit signs. I will be setting up my website and recorded messages, sending out emails to RE agents.

Gotta put the plan in motion right.

I also did some research of the local market and indicators point to an up cycle in my area. However there are still houses on the market passed 90 days and between 10% and 30% of FMV. Killer deals in dean's words.

Just wanted to share my excitement.

Just remeber: The difference between champ and chump is you!
