this is what I am thinking I have to get by my buyers list together FIRST join the R/e clubs . figure I have 20,000 for the property 3000 for repairs 2000 for closing ect I HAVE TO BE CAREFUL. trust is a very presious thing .I can do all the repairs myself as that is what I have been doing for the last 35yrs then I MUST FIND THE RIGHT DEAL I have seen some propertys in my price range but I don't see the profit potential that I would like I must find a 40 to 50 % discount unit to make this work so it is a win win for everybody involved so wish me luck

Alright, I am humbling myself. I feel a bit down in the dumps about what to do now. I haven't finished the Success Academy (4 more courses to go), but I truly need to get things moving. I will finish the Success Academy in a few weeks.

I have a foreclosure deal with another experience investor, but it is still under negotiation with the bank. They haven't accepted our short-sale offer.

Anyone that's been through the "Just Getting Started Phase", please give me your advice on what to do to get my business moving. I haven't done the bandit signs and the like because I don't have a separate telephone line.

Hello ALL on the DG site,

In October 2010, I found and read 'Be a RE Millionaire' and today I finished listening to all 117 of Dean's wonderful video blogs.

With that and reading 'Profit from RE Right Now' and I am currently reading 'Your Town Your RE Profits', I feel very confident with the 'knowledge' and 'encouragement' I have read and listened to on this site. I have focused on absorbing all of the encouraging words, as I sadly have had a few naysayers tear me, my ideas and many of my dreams down (so I watched ALL of the video blogs in an effort to help encourage me and help build me back up a bit again).

I am just starting out with the real estate investors program. I am finding the information incredibly useful and exciting! I have wanted to get into real estate investing for a long time now. I am reading Deans book while going through the course material.

I understand the concepts and the material however I am unsure and just plain hesitant about the lack of money to move forward.

One of the ways I am thinking of making money is to offer bird dogging services in the Atlanta area. I am knowledgeable about what to look for and what to avoid.

Any advice would be great!

Dear Family,I had this guy awhile back wanting me to find him and his family a house to live in,didnt have no luck.He called me today to say that their is a house he wants in his hometown,it is listed through a realator,for 38,000,he has 3,000 for dp,and can afford 400 a month in rent.I will go look at it this week,I dont have know buyers,a little money,and unemployed,my credit is okay,how can I make this deal happen?Any input would be greatly appreciated,thank you fm!

Feb.21st 2011.Hello everybody! First of all I would like to say I have been an avid reader of the many posts/articles on this website,there is such a wealth of information available, its mindboggling. A credit to all that participate.
I recieved and read a couple of Deans books-very enlightening-late last year,having then procastenated for a many months I feel I am now ready to dive In,so here goes,stay posted!

I will take the big plunge this July 1st (2011) and take an early retirement (accepting an $18,000 annual; no health-care benefits "package"...which I've learned is a great deal more than most folks can count on from their "retirement plan"). My husband is very supportive as he has watched my enthusiasm while closing deals (4 to date!) and my frustration because I can't do more. Being committed to my 25 Middle School students and New York state standards and curriculum makes it near impossible to do in real estate what I know I could.

Ok, we are finally on our way. My husband has been to the training sessions over the past few months but, we are only getting started now. Fear! It sucks! But, we have been given a shot in the A$$ this week by Randy and we are raring to go. I also have to thank Dean for helping us with ideas during the Inner Circle meeting a few weeks ago in Arizona. My husband was awed by him.

I'm a little down today. I can't come up with the the money I need to get into the Success Academy. But I'm going to keep pushing on.
