this is what I am thinking I have to get by my buyers list together FIRST join the R/e clubs . figure I have 20,000 for the property 3000 for repairs 2000 for closing ect I HAVE TO BE CAREFUL. trust is a very presious thing .I can do all the repairs myself as that is what I have been doing for the last 35yrs then I MUST FIND THE RIGHT DEAL I have seen some propertys in my price range but I don't see the profit potential that I would like I must find a 40 to 50 % discount unit to make this work so it is a win win for everybody involved so wish me luck

Your in the right spot at the right time. Better yet, you have a trade so you are further ahead then most people when it comes to rehab. Just keep turning up stones and you will find a LOCAL deal. You'll be okay.
