Hello all,

My name is Cliff. I am a gold record winning song writer/music producer and have been a very successful internet entrepreneur over the last 8 years. I own around 1500 or so websites and domain names and have a nice passive income from ads on the pages.

He's Making $2,000 for doing almost nothing

I was watching some MMA fighting on the mexican channel last night wen I get an email from a fellow investor Alan. He says he has a 3/2 1300 SF house needing a lot of repairs and its in a decent area and wants 67K for it. This guy did his homework, the email included a Title report and a short video of the house with detailed repairs needed. And cost estimates.

I emailed him back and told him I had a few cash investors that wud pay 69K for it. The ARV is around 120-140K He immediately calles me and we go over some of the details.

What to do.......

I purchased Dean's "Gain The Edge" and thought that was the training course to get started. I must have misunderstood. Although there is valuable information in there it has confused the hell out of me. If anyone can suggest maybe a beginners begining course I would appreciate it.

I have been looking into some properties and have found one that is interesting. I just don't know what questions to ask, Running the numbers all that... But what I have is desire to learn....

A new outlook.

Having been a realtor for the past 10 years, it has taken me a bit of time to retrain myself to get out of the retail mindset and into the investor mindset but I believe I have finally made the switch. We are currently working on our 1st flip which started as a potential retail listing and turned into an assignment and now our flip. Best part of this transaction is that we have $0.00 into the transaction. The seller is paying for all repairs and we are being compensated for our crews time and labor. We will make about $18,000.00 when this closes and we have only been in the house for about 3 weeks. (Oh, and I have my buyer already in place ) Woot Woot! Bring on the next one!

start to my new life

I've been recently taking a look at land and nearby houses that are for sale and i know this area is booming.. I could make an experienced investor a good profit with the plans for this area that there is land.. Im going to be intouch with target and express to them that i have a good sized parcel for them to work with but i dont have the capital to do this. Im a puppy trying to run with the big dogs because i have a heart as a big dog. I now my area is the most lucrative that i know of at the current moment other than another area out in CA that is in an upswing, but im not out there right now..
