I have compiled a booklet of 56 potential property deals(all with matching property reports & a picture)...boarded up/distressed buildings, townhouses, Brownstones in NY,Harlem Neighborhood. ..profit potential on most deals after repairs of at least 200k+, and a few that could top off at 1M+ in profit after fix up...I have done and continue to do all the leg work trying to contact and lock up the properties(lots of time put into this)...Now seeking cash buyers with proof of fund who can close quick n who are interested in purchasing after I have them under contract...I have a small buyers list but I'm looking to expand any leads on cash buyers will be greatly appreciated or on where I should look??

Finding many cash buyers is ideal but I know a way
to start with one group of cash buyers!
I work with Cash Buyers that buy and flip in all 50 States. Credit Isn't A Concern. (This Does Require a Small Investment).
This is a way to work with cash investors that are wanting bird dogs and flippers. It's a Great way to get started with cash buyers!
Your 'skin in the game' investment is $1000. You and I find at least one property that the buyers purchase and your $1,000. is returned to you after the first deal closes. You are paid $3,000. for each deal. Most deals close in 30 days.

Starting to panic

I have found a property and have a few potential buyers. I am starting to panic because this will be my first offer. It is in California and through a RE agent. I don't really have the $3,000 earnest money they are asking for.
I know I see here all the time how people have never spent any money of their own. How is that if in California they require this money.
Do they actually cash the check before the 14 day inspection clause is done?
If they do cash the check, do you get your money back if you pull out of the deal before the 14 days?
Sorry, this earnest money is triping me up a bit and I am starting to panic.
