Hey everyone, how are you all doing? my name is Ling, and been with DG for almost a year now, did couple Real Estate deal with help of PMI and inner circle, coaching, even done all those education, I still don't have idea how to deal with Kid. one of our rental property, the renter bring a kid and been stay with him, and his co-renter also has little brother here now for summer I guess, so do I pretend I don't know what's going on or anything I can act. they do paid rent on time and no problem with clean up and all. so......any suggestions? Thank you all ^_^

If they are really good tenants and it doesnt add to your expenses I would let it go if its for the summer only but I would let them know they should have spoken to you about it first because they are adding another person who's not on the lease. usually visitors are allowed for two week periods at the most.

When they signed the lease, how many occupants were permitted? If its specified that only two people are permitted then you have some options, remind them of this or ignore it watch the property fill up with aunts, brothers, sisters, cousins, etc... I do not advise ignoring the situation. If its not spelled out in the lease then you may have to rely on the local municipal codes pertaining to number of occupants permitted. As always, consult your legal professional to determine you position.

Kevin is right, don't ignore it. Take it from someone who just did a costly eviction when this same problem happened. Let them know that you know, and remind them that isn't what the lease says. Double check your wording on the lease to see how many you said they can have. I ended up with 6 extra people in the house when there should have only been 1.

I would also suggest finding out from your local municipality if it would be possible for you to raise the rent on the property if they want to keep the extra people there. As you pointed out, right now is not an issue because they may be there just for the Summer, but I think you need to know the whole story. Good luck.

Richie, Kevin, Cathy and Lisa thank you all, so far the contract will protect me from if any accident. and Lisa you right I need to know whole story before anything else, they also just like me human beings, I think I will be fine talking to them find out what's situation. yay, one day I will have property management.
