There is a property listed at 519000.00. The property is foreclosed. 3/3 big yard with a swimming pool. ARV is 680000.00. Repair is at 120000.00. Any suggestions on how much should be offer will be greatly appreciated.

In Search of Financial Freedom

Times are really hard right now slowly getting behind on bills and as the only source of income for my family it is beginning to get really tough. I've seen the Ads and read the books but I do not have any of my own resources to invest, although the reward is great the risk for my family at this moment is to great...The road to financial freedom is a tough one. I am looking to partner with and investor, bird-dog, Assing or anything that can get me on the road...I am willing to put the time and do any running around that needs to be done. Any help will be greatly appreciated and never forgotten on future potential deals..If any one can be a mentor/partner it would mean a great deal to me.

Quiting my job to do REI full time

Hello Everyone,

I thought I would post that I will be putting in notice at my job soon to do REI full time.

I am very nervous and a bit scared but ready to go hard core.

I figured if I posted this I have to be accountable to myself and to anyone who might respond to this post.

Not having any secured income will be hard but the rewards will be worth it.

I will keep you posted on my progress as I start this new venture.

I am reviewing a 21 page contract for my offer for a property. I would appreciate any help I could get from anyone.

Cash Reserves

When we are picking up properties because of owner financing with little or no money down, we may find ourselves on a tight budget. In other words, our cashflow is usually not the greatest. What should we do if we have a big expense come up?

We cannot veiw the cashflow in our property as our own little money tree. We need to put the cashflow aside each month and let it grow. In a very short time we will have enough money to cover most problems that may arise.

If we nurture and grow correctly we can accumulate quite a little empire. If we suck it dry of cash we will regret our decisions.

Just like Mom used to teach.......take care of your things.

Know Your Neighbors

I learned a valuable lesson a long time ago regarding the need to knowing who my neighbors are. As young investor my wife and I lived on a block that was primarily "newly wed or nearly dead." Every one was either young or very elderly. There was not a lot in between.

We got to know our neighbors. As time went by we bought four houses on that block. We were able to obtain owner financing on three of them based on the relationships we had developed.

Eight years later a developer came in and bought up the whole block in order to build an apartment building. We held out and were the very last to sell. It put us in a great position as a young couple.

It all started by taking cookies to neighbors.

rg6626's journal...wanting to start fresh

I want to start a journal, but am not sure if this is the place. I'm going to just write alittle and see where it ends up. I still have so many questions after being around here for over three years. I don't want to quit even though I've been going weeks and month without looking at this site. I used to get on several times a day a few years ago. In recent days I've found 3 motivated sellers and I don't know how approach them. One is in foreclosure and not in the banks hands yet. Two are people moving to another state. One of those has already put it in a realtors hands, and I don't know how to deal when an agents commission is now standing in the way of the best price.

He's a Hoarder with Chickens and dogs and pigeons, OH MY

I have spent a small fortune sending out yellow letters to absentee owners in the last year. I did a few small deals but it wasn't paying off like I hoped. I get these sellers that want more for their house than FMV and they need a ton of work. Luckily I also Got some deals from my bird dogs and marketing on Craig's List.

I got a reply about 6 months ago from a lady that had a house she described as needing to be tore down. She tells me she needs 50K, I offer $15K... Months go by and occasionally I wud txt her and it wud be the same thing.

Finally last week she txts me and asks if I can do 20K I tell her I can do $16,000 Cash. Shud I come over and we can wrap this deal up? She wants to think about it.

The next day she Txts me and says, we can do the $16K
