Hello everyone! If you are reading this, then my guess is that you thought...hmm, I wonder what this pair has to say?...well, I will tell you...as of now, not much! lol... Smiling We're beginners, but be that as it may, we are going ALL the way!!!!!!! There is NO turning back!

With that said, I will just speak on a "hey we're NEW" level. Eye-wink

So, I (Gen) have been on here for almost a month. Here's my experience:

Alright, alright, alright, time to give this a go. Total beginner. I currently own two places, one for me and one that I rent out. I've been investing in REITs and enjoying the 12-18% returns but I'm looking for something that would provide monthly cash flow regardless of what I'm doing that particular month.

I've got two of Dean's books. Be A Real Estate Millionaire and Profit From Real Estate Right Now.

Current Goal: 2 cash flow positive deals by the end of 2013.
Next Action: Use Chapter 6 in PFRE to identify the right real estate agent
Current Challenge: How to evaluate markets to find a desirable rental market.

Well the first set of 30 days didnt work but lets try again shall we...will go over what i did first to see where i messed up or made a mistake and see what worked and what didnt as well as seeing what worked on how to make it work faster!...

Got a lead into some funding for this multi million dollar "Financial Freedom" plan into motion for i found someone that needs two things and just getting them is a pain in the butt!...But will make things easier so lets work on all this shall we?

30 Days to Make It Happen!

Hi,

I'm starting at the beginning again. I really need to do this.... I'm looking at my life and seeing, if I don't invest in my future I will continue to get the same results.

I love my job.... But, I want more, much more! I don't want to struggle & just survive (paycheck to paycheck).

So, I'm dedicating & committing myself to RE investing. I know for a FACT this is the vehicle to live the life I want to live.

So far I have done the following:

I read the book 30 days to Real Estate Cash, contacted realtors & Hedge fund, ran ghost ads, called for rent ads, looked up property addresses that sold in last 90 days, have business cards, wrote postcards to sellers (have to mail), attended RE seminar, researched REIA clubs.

I will commit to post here on a consistent basis...

Canadian Real Estate Market is Slowing

Canada’s housing market housing market is expected to slow during the rest of 2012, with moderate economic growth in the first quarter of 2012.

The MLS Home Price Index (HPI) rose 5.2% during the year to May 2012, to a benchmark price of CA$451,900 (US$438,610), according to the Canadian Real Estate Association (CREA). The national house price index rose by 6.39% (5.08% in real terms) during the year to end-May 2012,, according to Teranet-National Bank of Canada.

Highest house price increases:
Northwest Territories (25.8%)
Prince Edward Island (22.4%)
Nova Scotia and Manitoba had average house price rises of 6.6% and 6.4%, respectively.

House price falls:
British Columbia was the only province to experience a sharp house price, with a 12.9% fall.

Investing in Canadian Real Estate

After just instructing a Boots on the Ground in Montreal I was surprised to see the opportunities there. One needs to understand the laws and the ways of purchasing and selling property for profit however.Owning property in Canada can be profitable if you understand the Canadian tax laws that apply to real estate investments.

There is no residency or citizenship requirement for buying and owning property in Canada. You can occupy a Canadian residence on a temporary basis, but you will need to comply with immigration requirements if you wish to have an extended stay or become a permanent resident. Non-residents can also own rental property in Canada, but need to file annual tax returns with the Canada Revenue Agency (CRA).

My girlfriend is getting her realtor's license and seen a contract called the Novation contract. Seems like it's better than an Assignment contract.
