I have 3 rental properties right now..... I know... I can see .... this is the time to buy more realestate but I have NO money... just lost my job ...

Im scared to take the next step.

anybody with any thoughts.

HOW CAN I TEACH AN AGENT PULL UP "CASH SOLDS" ON MLS

Last week while I was going to see a vacant property I stopped by a real estate office and met with an agent. I told her to I'm a cash buyer and she should send me some listings that matches my criteria which she did. I replied back saying:

Hello Ms. xxxxx,

It was nice meeting you and thanks for the listings you sent to me. I currently working on them right now and I'm about to weed out the ones that wouldn't work for me. I don't want you to make a low ball offer on a property that is in a mint condition. I would like to justify my offers on properties that needs repairs.

I want to buy these investment properties, fix them up and sell them quickly. I'm busy doing some market research right now and I want to know how many cash buyers are in the miami market..

BANDIT SIGNS WORKS LIKE MAGIC

For the first time Since joining Dean's program back in June, this morning I put up 3 bandit signs (for buyers) that says:
MUST SELL FAST
4BEDS 2 BATHS
$150,000
CALL XXX-XXX-XXXX

I placed these bandit signs on a major busy intersection road close to my college
In Less than two hours got a call from a guy who was like asking me for the address.

I'm currently reading Dean's book, 30 Days to Real Estate Cash and am on page 19: The Down Market. I've been interested in real estate since I was a little girl because 3 of my grandparents were in investing. And I've spent tons of money on real estate investing classes with big named guru's but I've been too scared to do anything about it! Every time I thought it would be so easy to do it, but chickened out because I was afraid of failing. But now, my job is considering another furlough day and I feel that its now or never. So, I've started this journal to make me accountable. I came across a journal of Carol Stinson and was in awe at how she go to her first deal. At this point... I just want to get that first deal. From there its on.

Good Morning DG Family

In the last 2 months I completed 4 deals that netted me 32k

July- Co-wholesale deal with Nate Armstrong. This was an estate sale duplex that 3 of my Investors wanted.3/1 each unit.It was a up/down about 3000sqft,needed only TLC. It was in a college area.It was worth easily 250k and I sold it to my buyer for 115k.5k fee for me!

August- This was a bank owned that I double closed with Nate Armstrong as well. It was a 2/1 with a full basement to add a 3rd.It was about 1500 sqft. My price was 89k and I sold it to Nate for 2500 fee. The ARV was 160k and it only needed about 10-15k. My price was lower than all the other bank owned properties in the area.

What to do when seller doesnt want to disclose mortgage

Hey DG Family,

I found a seller on craigslist his property was located in a great location I called him yesterday and followed up with an email. The seller called me this morning and I asked him why he was selling he was like his relocating and the property is vacant. When I asked him if I pay all cash and close quickly what would be the least offer he would accept he was like make an offer LOL (I felt like hes one of the sellers who are so attached to their property) .. He was asking for $390k and I asked him is that how much he awe on the property and he said no. Then I asked how much is the mortgage then he was like it is not relevant at this point. So I told him I will do my research and get back to him in a couple of days.

My end buyer who was acting like she was gonna buy my first property at PA which I had under contract for the past two weeks backed out last week. wednesday. ***The seller lives in miami***

Purchase Price- $5k plus 2,000 (assignment fee)
Rehab- $5K
MArket Value- $44k
I didnt put any EMD and I had 10 days inspection which ended yesterday 08/18/2013

THIS IS HOW IT WENT: When I got her from my craigslist ad I never screened her properly as a cash buyer (I was still a newbie LOL) She told me she got POF and I told her I need to see it and she was like she is going to bring it at contract signing.
