New Start

I just got started with dean's program. Went to a seminar in Davenport, IA and purchased the ticket to go to three dayraining event. Most likely won't go to the 3 days in Des Moines, but a later schedule. Already got started ahead with building buyers list, mortgage broker and bankers. Want to be like Mat Larson, he's a inspiration to us all of whats possible (Thanks Mat) and thats what I have for my journal.

Well my dg friends, I didn't know how to post a journal here until I just saw the thread on how to do it, thx dgadmin. I have posted blog's about me but not a journal and not too frequent. Well I saw Dean's infomercial about 3yrs ago, bought it & it sat on my bookshelf for 6 mo's, then I read them and didn't understand them.

I reread them several times & it was finally starting to sink in, then I went to an event, a 1 day, then I snuck in to a boots on the ground(it was/10k to go I think or something like that maybe 5k) & I signed up for the coaching w/really helped me, this was 2011, I then quit my job(I dont recommend that I suffered really greatly)then 6 mo's later got the rock bottom bluerprint.

I am a seasoned investor and love working with Dean. I started investing about 35 years ago. I purchased a number of properties when I got started. I have been successful purchasing and selling homes on lease options, and using creative methods of purchasing.

I love coaching for dean. I have been helping students reach success for over 10 years. It is a passion of mine to see others reach financial freedom and enjoy the fruits of real estate like I have.

POSSIBLE DEAL #1 WHAT SHOULD I DO IF THERE IS TENANT EVICTION IN COURT

This morning my agent/partner called me up like around 8:30am (He's hungry to make money with me lol) about one of the five properties which I made an offer on yesterday.

Subject Property: 3/2...Seller motivated and he leaves out of state and sold as is. Asking price:$185k... ARV: 220k....My offer was $165k with $5000 down payment after 4 days upon acceptance and no inspection period. Got pof from www.besttransactionfunding.com..

Nothing to lose and everything to gain !!

Well I joined a while back but did not do much with the information I had. I worked and did my family things and tried to find time to get started.Over the years i realized that i was letting everything get in the way of my business.

As of 8-2-13 I quit my job of almost 19 years and started working my business full time. Now it is do or die, so I have no choice but to make it work . I have just about enough money to last me 2 more month then i am out of money. I have started putting my power team together and my buyers list. I put out 14 bandit signs and over 1 week I got over 250 calls and only lost 2 signs due to them being pulled up.

Believe me I felt the fear of calling the Agent but I refuse to let it paralyze me because my WHY is more important to me than the fear of the unknown or being told no.

Right, I can do this!

In short, did the Insider's Financial 3-day beginning of year. HAD to get property for tuition reimbursement or no supper. Tried very hard to build a team, looked at places, made offers, spent but made no money.

Instead of real life getting in the way, the time spent on REI was conflicting with JOB/work and had to do less REI as job still paying the bills. This is slow time so and will have more time off next few months.

Just did a search and came up with 329 listings on pre, foreclosure and bankruptcy in suburb that thought would be good for investment.

My Celebration of Hope

The bible says that hope deferred makes the heart sick. How true that is, for my heart has been very sick. I want to thank everyone involved, from Dean to Charles to my family, for restoring my hope.

We just returned from the Buying Summit in Las Vegas and it was phenomenal. Not only did I learn more than I thought possible, I met so many wonderful people from all over the US and Canada. What an exhilarating experience. The casinos had to take a back seat when it came to fun.

Thank you Dean for a first class experience and taking care of all of us so superbly. I am in your debt.

new renter

Hey everyone, anyone run into problem like this: two weeks ago I rent the property to one renter which he paid all his fees and deposit, but this weekend he said his family has a emergency have to leave the country right away with just phone called. another but his cousin appear to living there now, reason for the rent had paid for a month. even through we have one year lease. I don't want make any big deal out of it. just like to know what's my options. thank you for your support and suggestions.

I NEED SOMEONE TO HELP TELL ME MORE CLAUSES I COULD PUT IN MY CONTRACT IN CRUSHING THESE LEASE OPTION DEALS OUT THERE

Hello my DG family,

I'm 100% focus on Lease option and assignment of contract since I can't afford to buy an llc to double close for now. I got potential sellers lined up which I plan on executing a lease option. Also I already built a huge tenant/buyers list. My Miami agent pulled up 20 listings which have been on the market for 120 days off mls. (I plan on calling up the agents to see if their clients would be interested in lease purchase) I'm looking for some more SUBJECT TO clauses which I can also add to my lease purchase contract besides the one I got which I listed below

1) Contract begins when I find a tenant/buyer
2) Contract is subject to finding other liens which wasn't made know to me up front
