It all started with a Leap of Faith

May 3013: I went to the initial sales pitch and let my curiosity lead me to handing over my credit card to get me to the 3 day workshop offered.

June 2013: Spent 3 days being motivated and educated by Paul Young and his crew. Hubby wanted to leave it at that, but I took the Leap of Faith and.....

October 3, 2013 (my niece's birthday) I put in my first offer and waited. Within 15 minutes I had a counter-offer! I re-countered and waited. And waited. And waited. And worried I had offended the seller.

October 5, 2013: Offer accepted! Possession date - my birthday!

Jeramie and Randi's Real Estate Journey

We've been looking at real estate investment for a long time. I think that it was our minds that were holding us back--now that's what I think, we had other excuses before.

Usually I'm the optimistic one and Jeramie is the pessimist. Drives me crazy! So I read Secrets of the Millionaire Mind, started making a few changes, and saw immediate results. Something happened within that few days; Jeramie even started reading the book, and Jeramie does not read anything not involving cattle.

Ok, well first things first... Neither the ReMax agent nor the investor/cash buyer guy has got back to me... However, I have been looking into a couple of "just listed" REO properties and a couple may be of interest to him. So I will email him the numbers once I am finished here.

Help!!! Freaking out on my first deal!!!

So I did my research and found two agents to work with. I have done homework on the Milwaukee area and got a deal accepted. It is a vacant fourclosure. I had a seasoned investor walk thru it with me. His opinion was if you put in $3000 or so you could easily rent it or turn it around and sellit retail quickly for $85000 easily. We cruized the neighborhood also. It is a corner lot near shopping. It is a 3/1 with one car detached garage. I have been so excited about this deal thinking I did everything right so far. I am soppose to close on Monday and have not found a buyer to assign this to. I dont have the funds to buy it myself or credit for a loan. I have had calls on the property but no takers at $65000 or $60000. I have a few more buyers on my list now but what do I do now????

When the Cash Runs Out - Impress a Lender

Investors over the past couple of years have been enjoying opportunity they haven’t seen in a very long time. Much of the buying has been with cash. Of course, the big players have been throwing cash at the market and still are. This doesn’t mean that those of us who are cash-challenged can’t benefit from this market. We don’t have to go hat-in-hand to lenders either. They have cash and a desire to invest just as we do. We just have to show them that we’re their opportunity to cash in on this improving market.

Alright so my Journal title is based on the variation of a small poem, which has been attributed to several people, Robert, Schuller, Walt Disney, even St. Francis of Assisi. I'm sure most of them quoted the poem, or some version of the poem, but I'm not sure who actually wrote it.

Trust in God.
Believe in Yourself.
Dare to Dream.
Live your dream.
Make a Difference.

With a slight modification, and in no means by way of slighting God this poem can be attributed to the DG philosophy for setting the real estate investing mindset. You just change the first line to Believe in the education.
