I was wanting to know if getting a 1-800 phone number was affordable and if so what companies offer 1-800 phone services that I can use.

$2,000 a Month Cash Flow on one deal

My Bird dog Partner Len and I got 5 properties locked up on contract yesterday. 2 Duplexes and 3 Houses. All rented, and rehabbed. The duplexes are 2/1 each unit, 2 houses are 3/1 and one house is a 2/1.

These properties are bringing in $2,800 in rents each month. And the crazy part is the rents are under valued, they can be raised. Distressed seller needs cash. Some of the units need some cosmetic, broken screen doors and paint. Some have long term renters. The FMV is about $180-190K Were going to flip them for $138,500 and maybe come down on the price some.

These properties are in Toledo, and in nice middle class working neighborhoods.

Anybody that finds us a buyer we will pay you a $5,000 Finders fee. Are you motivated? Everybody wins on this deal.

LEASE OPTION SELLER ASKING ME FOR PROOF OF INCOME AND EMPLOYMENT. WHAT SHOULD I DO?

Hello my DG family,

I made on offer on a 2/2 condo in South Florida (I have tenant buyers for this one already)which has been on the market for more than 90 days. Seller was interested in a Lease Purchase. Asking price was $190k FRV in todays market is $200k. The property is free and clear but seller got back taxes of 2011 and 2012 which sum up to $4044.73 including 0.25% of the lien certificate. Also seller leaves out of state and they haven't gotten an offer since the posted it on mls lol.

Here was my offer which I made on 10/17/2013-
Purchase Price- $250k (the market in that area has a 4-5% appreciation rate)
36 months with an option to buy
$2,100 monthly payment and fully credited towards the purchase price. ($2,100 is the low
Buyer is responsible for all repairs

Hello everyone my Name is Steven Behrens. I'm new to Deans's Family I just really just got started with the family.just got done with first trainning weekend. and man I'm I on brain overload. But thats ok for I got my mentors to turn to. what i really want to do with this first post and to let you know me a little. so here it is.

I'm 54yr old male that has nothing to show for his life so far. but a lot of scars. I have 13.6 years in the miltary beteewn the army and guards. I have over 30yrs of Firefighter/EMS service. I have a 26yr old son Jeremy. that i don't know. I did not get to see him as a kid that much. For i was in that rat race of life working and working just to make ends meet.

Well, here I go.
Please don't expect all good things in this journal as the frustration just keeps growing.
We attended our 1 day event in April 2013, finally made it to our 3 day event in July with our Boots on the Ground event literally 3 days later. We've been to the Buying Summit in Vegas and had our One on One with a Mentor.
We purchased the Diamond Pkg with the thought that neither of us had the chance to go to college so this would be our tuition for our new careers.

When did you not only decide but declare you were a real estate investor?

Was it after you completed your first deal? Your fifth? Your tenth? Was it after you made a certain amount of money?

I am a new investor. Only been at this for four months. I came home after my Boots on the Ground weekend. Drove two hours,arriving home at about 11:30 p.m. on a Saturday night.
