So when I saw the 30 day quick cash formula I wasn't sure if I should buy it. I was wondering if it was the same as the book but then I thought about the price difference and I decided to buy it. I am glad I did. I feel even more confident working through Dean's training online.

Is Crowdfunding Ready for Investors?

The SEC, Securities and Exchange Commission, has prohibited real estate developers from using general solicitation or advertising. The JOBS Act lifted these restrictions in 2013 and the door was opened for crowdfunded real estate development. This opens up real estate investing for a much larger pool of people wanting to get some skin in the game but not having a lot of cash.

Please I Need Some Help On This JOINT VENTURE AGREEMENT With a Wholesaler In Miami

Found a wholesaler today in Miami area who got three deals
2 triplex and 1 duplex and the numbers are looking good to me (I have two buyers who I know would fight to get this property lol for sure and can close in less than I week). The wholesale got a contract with the initial owner of the property and he wants to either assign or double close.

I told him I got a buyer for his deal and I requested we split the assignment fee but before I pass your deal to my buyer I must have a contract between the both of us. the wholesaler wasn't willing to split his assignment fee with me because he got a partner on the deal. Ok Thats fine with me. SO he suggested me to put my fee on top and I'm cool with that.

Well Im doing my first deal been out of boots for about 3 weeks and have just returned from the November buying summit in Vegas this past weekend..
It changed my whole way of thinking of doing real estate investing!!

I figure why not be aggressive and take control of making deals and stop waiting for deals to happen.
If all goes well I will have my deal under contract and a profit of 10k in the next thirty days:)

Got a buyers list that i need to update but need to find a agent whom can get me that info for my area?

But am getting a letter typed up for my buyers and thats what im working on tonight... then going to shoot for tomorrow to start sending them out if not work on the letters some more for i dont think i can finish it tonight? we will see though?

Now this is all for the buyers... I am still looking for Private Lenders letter or something?...

I Need Some Help Should I assign this deal or double close it

I got a SFH 2/1 needs $15k in repairs and its located in Miami. I got it under contract for $100,000 the ARV is $300,000. I was selling it for $165k (my plan was to assign the deal). Last night I blasted it out to my buyers list. One of my buyers who can go up to $1 million called me this morning and he was interested (already have two buyers interested already). I told him I'm the contract holder and he told him I already got two buyers who are going to look at it today. He was like I should email him the contract.

lol I'm so hype and nervous at the same time.

I would appreciate a response
