I am a Realtor and an aspiring investor. I just bought my own home as a long term flip and am looking to buy rental properties in the near future.

I am getting pumped up all over again. Read BARM a few months ago. I was starting to get discouraged because I didnt really believe in myself. I am not very outgoing and have a hard time talking to people. However, I just found out that two of my cousins just got their RE agent license. As soon as they get a place to work I'll have my agents all set up. Also, been pouring through Craigslist and found about a dozen people looking to rent houses out (potential rent to own clients). Plan is to grab a Foreclosure and fix it up.

Day 1

We just read Dean's book "Profit from Real Estate Right Now". We were so excited that we joined the Success Academy.

I was keeping a personal journal however, I thought that if I posted it online it would keep me motivated and keep my fear from getting out of hand!

We have not done any real estate investing yet since we are brand new but hopefully we will get started soon.

Multi-House Package Deals

I've been running into a few "package deals" where a seller is offering multiple houses in a single deal. I looked into a few properties associated with one of the deals and found some were in poor neighborhoods; most were boarded up in poor condition. I tried to look up a few of the properties on Homegain.com but they didn't show any information. I'm wondering if this might be a scam of some sort (I am a bit cautious about it) like maybe they're on a demolition list or something. Not to mention the seller wants a good deal more than I would ever pay $15-20K on average.

Landlording

Greetings to everyone! I'm active investor/property manager in Northeast Ohio, (37 units and counting). Just reaching out to my fellow landlords on here to discuss property management techniques. After watching Dean on the TV every other hour I decided to pick up a few of his books to see what his game is all about. The books look like interesting reads and i'm looking forward to it. Classified Ads

Hello Everyone...

I am one of the seniors on this site. I thought I would let some of you know about something that you may not know! There is a web site that allows you to read just about every newspaper in the country. So...if you are looking for real estate in the next state over, or the next county over from you just go to: www.ceoexpress.com. Hope that helps anyone out there. I like to look at the different classifieds ads and mainly look for motivated sellers. I lived in Southern California for 50 years and now have lived in Arizona for 4 years. I like to keep tabs on both states.

Hi All, New Girl coming on board! With all of my lifelong, never ending and sometimes naive optimism, I am jumping in at the absolute worst time in my life! Had to file bankruptcy last year after selling my business at a huge loss, wasn't able to find a job for 3 months then got hired at USPS. What I didn't know was just how part time my new part time job would be in the beginning. Has worked into approx 4 days per week now. End result: bankruptcy last year and inspite of my best, continuous efforts with my mortgage company - foreclosure in 74 days! YIKES!

Lis Pendens Deed

Does anyone know what a Lis Pendens Deed category is? I know it has something to do with a discrepancy in who ownes the deed, but what does that mean to me as an investor? Is it something I should pay any attention?

I nearly fell out of my chair on this one....!!!!

Man here's an opportunity if I ever saw one. I'm so excited I can barely type......

I found a 5 BR home on a golf course that's bank approved for a short sale. The estimated value according to 4forclosurealert.com is $325K (value given by the county court). FVM I'm guessing is a little below that as the houses in the surronding area of the golf community are much lower in value (about half). I'm thinking that's what the bank has to go on as nothing has sold in the golf community for a few years. So I think an offer of 75 to 80% of the estimated value would be reasonable.
