ok went to work at 8:30

logged onto DG.com read/responded to posts

scanned realtor.com

scanned craigslist, found a maybe deal. emailed guy.

drove by house on lunch hour. Might not work. it is on the corner of a main road and the development road.

emailed guy again asked questions like....whats least you will accept if I pay cash and close quickly. asked why he was selling. It was empty, so asked why he didnt live there. Asked how much was owed. Have not heard back yet.

left work...got home, wife went to work. Watching kids solo till their bedtime. (this in itself is a full time job)

scanning DG.com as I write this.

Now for my day:

5.45am – Got hubby off to work.
6.00am – 8.10am - Read posts on DG and replied to all new posts (could not
believe how fast that went!).
8.10am – showered and dressed, had ‘brekky’.
Took cat for a walk and she got away!
9.35am – Check in with DG site and reply to submissions.
9.45am – 10.20am - Reading information on the future growth plans for my area.
10.20am – 11.00 – Washing and looking for my runaway cat!

I looked over the inspection report for one of the properties in escrow. Zero problems at all. (The biggest "action items" were missing face covers on the outlets.

One problem remains though... When the city turned over the water, they broke the valve. So the water could not be turned on for thbe inspection.

The valve is probably not a big deal (though I am not offering to pay for it). The bigger problem is that the inspector could not adequately inspect any of the plumbing. My realtor is trying to deal with it. (She is very much on top of it and knows/understands where I stand.)

looking for deals

6:00 Started on local sites looking for GREAT deals and checking out DG

7:00 Pretended to be susie homemaker and actually COOKED Breakfast

8:00 Started calling my 2 realtors with myy list of house I wanted info
on.

9:30 Talked with them again set up 5 appointments to look at houses today

10:30 1st house upside down - no CASH FLOW potential

11:00 2nd House was a wreck and owner owed nothing on it but because it
was on 1/2 acre wanted 359K when it was comped at 146K he must

I thought if we posted some daily activity in the life of an RE Investor, it might encourage others to get out there and DO!
It doesn't matter how little or much you do, just post whatever. Did you drive a neighborhood, look at a house, follow a lead, send postcards or fliers, make phonecalls? This is all the "work" that leads up to the ultimate success, signing day. Use Anita's 3-house deal as an example. She did her homework. That certainly wasn't her first phonecall of the week!
