New Forum: Start Your Journal Here - Read First

Rina's journal prompted a new forum section where every member can start a journal to document your progress and get feedback on your activities and strategies from other members.

You can add to it as frequently or infrequently as you like, with as little or as much info you want to post.

By keeping a journal you will not only be able to reflect on your own progress in REI, you will be able to see things ideas or strategies that aren't panning out and should be modified, and focus on those that are.

Hi:

In case anyone's interested - starting this journal today.

I've been "in the business" for a while but haven't don't my first deal yet. I just attended my first Edge event and am starting from the beginning with all the DG tools I've purchased along the way. Started the 30 Days to Real Estate Cash over again last week.

I put up 8 bandit signs last weekend and then put up about 25 last night. I'm about to start contacting real estate agents this morning.

I Used to Have to Work for a Living

Wow, my old bird dog Bob that found me one of my first deals about 4 years ago and since then we've completed about a half dozen deals. Well he just called me today. He had a 3/1 1,000 SF junker the renters had tore up and were still in there tweaking. Bob got it for $35,000 I told Bob I think I can get 42-45K for us.  Bob can find them but I got the buyers.
Bob is one good bird dog & we got along great from day one and I've been thankful for the deals he brings in. He's also done a bunch of deals on his own. He's a few years older than me and I'm almost 66.
Anyways, Bob gave me the address, asked if I cud sell it and I got it sold in about 3 hours to one of my favorite buyers.
We just made $5,000 each. I made my 5K because I had built a friendship with another investor and a buyer

He's been Slacking and feels guilty.

I've been slacking, but I got 100 post cards going out from addresses I got for free from my bird dogs. The ad on CL costs 25 buks, and it takes some effort to recruit and motivate these finders and keeping their submitted addresses and names organized, but, it can pay off HUGE.
I often wonder why nobody else takes a little time to use this method, I've made some serious ass profits from my bird dogs. But, Most of my deals have come from direct mail to absentee owners. I have a list of 5,000 I will soon get going.

My fav buyer called me this morning at 8 AM and tells me he has a deal for me.
Then he asked if I cud help his buyers get into 2 houses he was selling.
He explains they are buying 5 houses and 2 they cudnt get into.
It seems they are occupied by squatters. He then proceeds to tell me if I can get the squatters to allow the inspector and the buyers inside he will pay me $5,000 Of course I can do it.

Wham Bam Deal Slam & Itchy Palms

Holy frikin crapola. I've been sitting around with no deals happening but my right hand kept itchin, I hate to admit I'm superstitious but when ever that happens I come into money, never fails.
So I haven't been trying to find any deals cuz its Dec and I already have a huge bank account but then guess what?
My favorite Realtor/buyer emails me last night at 10:30 PM that he has 2 condo's that he wants to unload fast.
He has a fixer for $13,000 and one that's rented at $700 for $27,000
I looked them up and they seem like hell of a great deals.
This morning I send them out to my buyers and holy ****sky they were fighting over them, my buyer Matt is ****ed saying I only gave him 8 blankin minutes to make a decision and they already sold. He's ****ed.

Check this out ASAP! Food for your thought.

Upgrade your People Skills

I think of direct mail as gambling. You never know if you will make a profit or go down in flames.
But getting an education in people skills which include negotiations, and listening can make a huge difference.
But I don't stop there, I am also a student of
learning other skills like body language. I can tell you a lot about you just by watching you walk. The posture, the speed of your gait, the expression on your face. Then the tone of your voice, eye contact, firm hand shake. etc.
We all have the ability to make almost instant evaluations when meeting people.
It is seriously advantageous to walk in with confidence and some skills. Time to upgrade your game humans.
