August 16th, 2012 | posted by fdr989gndI got a list of property addresses that were bought from my realtor for cash this month and was going thru the records at the county revenue office to see who the buyers are. Some of the purchases of single family homes were by other financial institutions. My question is:
Why would a financial institution buy a single family home thru a realtor from another financial institution (ie, mortgage company)?
Why don't they just go direct and avoid the realtor fees?
One house was listed for $75k but the financial institution bought it for $82K. What's up with that??
Confused on getting cash buyer from MLS...
August 16th, 2012 | posted by IrvinDsHi everyone, extremely excited about finally getting my Realtor !! so i gave him a list of zip codes that I am interested in doing deals in. Well he came back today with a nice BIG list of cash sold homes in the zips...
Now doing some research on those homes and want to send out yellow letters to those recently sold cash bought homes, but im having trouble.
I was trying to use my county website but all i get is just the properties info, not who bought it or where the taxes are going to now (which is how i was tough to get the cash buyers address)
btw: i working in Long Island ; )

Comps!...Am i doing it right?
August 3rd, 2012 | posted by bandit1How does everyone here caculate comps?...i dont know what is going on but my comps keep comming in lower than what the properties are selling for.
here is how im caculating them
Final sale price divided into the sq ft which gives you a price per sq ft then you add all the others together and divide it out by how many homes which gives you an average sq ft sale...then you would multiply that into the sq footage of the home your looking at?....but i do understand somethings make them sale easier than others such as pools, garages, etc...

July 3rd, 2012 | posted by CmeprophetThis is my first deal!! I have a house under contract, found a buyer BUT now I can't find the owner of the property. He had to leave town in a hurry and the only number I have is a cell phone which is off now. I told the buyer that I didn't want to sell him the contract and he couldn't find the owner. The buyer still wants to buy the contract from me and says he'll worry about finding the owner of the property. I just don't know how to find this owner or what to do with this deal. If anyone has any suggestions please chime in. Thanks in advance.

It was featured on CNN this morning by Clark Howard. I am not sure this is a valuable tool, but just one more for the arsenal. I am trying it out now. Tammy

June 21st, 2012 | posted by femailceoSo when you go to legal zoom, you find out that they will keep charging you a fee or you can opt out of it. It is for a listing agent, which they say is required. So for those of you who use legal zoom, do you use them, or a lawyer or yourself?
They say you will get too much spam (physical mail) if you do yourself and you may not be able to tell if it is from a state agency or just spam for example. Wondering what others do? I know you can write it off as a business expense, but not sure it is needed to be kept by someone else? Tammy

So my other options would be the courthouse (in person) and how about my paper? Is that like everyday in the paper, or Sunday only? Is there anywhere else to look?
I live in Arkansas, and would like to look at www.arcountydata.com but can't seem to do so. Maybe I have to have a paid version??? Not sure. Help anyone? Tammy
