When you are trying to gather the seller information and ask the homeowner how much they owe on the mortgage, how do you get them to give you a number?

I usually can get a number, but I have had instances where they don't feel comfortable giving it. What negotiation tips will help to gather this information? Thanks for any advice. Tammy

I Just started doing research on finding the tax statements for properties but I don't see where I can find the address of the Investor who bought the property. The address on the tax statement is just the property address. How do I find the address of the person who bought the property. Thanks for any advice

by an attorney that wholesaling homes is acting as a straw person and is illegal in most places. I was advised not to go this route or it could take three years of legal battle???

Contacting owner of vacant property

I've found the out of state owners with phone numbers of a couple of vacant properties. I can send a post card or call them direct. I'd rather act now and make the phone call but want to be sure that I don't scare the owners or come off as a creditor/bill collector. Is there a particular script that I can use to speak to the owners in order to purchase their properties?

I'm in a bit of a pickle. Ive been reading deans books for a while and I noticed a few times, mention of a cash buyers list of properties sold within last 90 days, and wondered how one would acquire such a thing. But i brushed it off and said ill think about it when I get there.

Well, IM THERE! Ive been reading Deans latest, "30 days to Real Estate Cash", and am on the cash buyers list obstacle. Ive heard mention through his book on how one MIGHT be able to get it. And Ive been looking through the forums for info that might help. While theres stuff that kind of helps, it seems im not getting all the info. Or, im dumb and not picking up on it.

Locating Owners of Vacant Properties

I have been using a great website in order to get the address of the Owner / Potential Owner of vacant properties. I know everybody know of vacant properties in their neighborhoods, and surrounding areas. Now the question is this,,,,, How do I find out the owners name and potential address?
Three different things you can do to find this information out.
- First... Go to your county courthouse and do the search at the courthouse itself. Have someone at the Tax Assessors office show you how to pull this information from the Public Records.
- Second... Go to your counties website (if they have one) and you can pull the information off that site.

I thought there was a post about Zillow estimates a while back, but I'm having no luck finding it. Is it still true that Zillow estimates tend to be on the high side? Has anyone found that to be true? Thanks for reading this.

Has anyone had a problem with a clouded title due to mers? If it was foreclosed-on,did the owner just give in without finding out if mers had legal standing to foreclose ? could this cause you or your buyer a problem with getting title insurance ? Thanks for your input,KEN
