Hi,

My name is Matthew and I was forunate enough to get deans book 30 Days to realestate cash. It mentions on page 44 to do your own market research and i am completely lost on where to get the information on a spacific area or what information is important. please!!!! someone clarify this for me I feel stupid for asking cause I feel i should know this, or it sould be more simple than this. any help is greatly appreciated. What happened to the Zillow estimate on Total View???

Has anyone else noticed that the Zillow estimate for properties doesn't show on Total View anymore? You can still scroll down and click on a link and go to Zillow, but it was so convenient to have it listed right there above Eppraisal and DG estimate.... Sad

When do I need a Title Company?

I have a contract between me and seller, but i'm unsure when the title company needs to be involved. Do I send the contract over to the title company for a title search? and how do I setup the closing with the title company? Any help you can provide would be greatly appreciated.

Sold comps question

How do I get the FMV and run the numbers if I can't get any sold comps for a property? I keep running into this problem. I go to Total View and other sites but it says "Data for this Property Not Available". How do I get sold comps if it says this? Do I use the "Zestimate" on Zillow?

Bird dogging help?

Hello, a week ago I asked a few questions about bird dogging and tips for bird dogging but I may have posted in a forum that wasn't relevent. I have since looked into finding investors as well as finding properties and have recently been looking to find properties in the Colorado Springs area. However, I am having a hard time finding the good properties and was wondering if you guys have a few suggestions? I have looked at a number of different classifieds of properties and may have found a couple of properties that are good, but I am uncertain as I am waiting for my possible investors to contact me back.

I have a lot of respect for title companies. I have found them to be very reliable through the years. They do a great job of getting the papers ready for closing and getting needed research done. The requirements for a title company are very strict in most states. Because of that there are very few errors committed by title companies.

Most title companies will not rush a deal just to make people happy. They know and understand the need to get things right. Remember this the next time someone blames the title company. Remember, they are simply protecting all involved.

Title insurance has been criticized many times in the past for what many believe are high premiums with low claims rates. One estimate is that while auto and home insurance companies experience claims at more than 30% of premiums, recent estimates show that title insurance companies only pay out around 4.5% to 5% of the premiums collected as claims. That was around $443 million on more than $15 billion in premiums last year.

However, unless the investor holds a real estate license and joins the local MLS, Multiple Listing Service, they’re not able to search the listings in that database as agents do. So, like the consumer, real estate investors use online resources for this. There are definitely major differences in the accuracy and completeness of those resources though.

hi my name is Eddie. ive created this post in the hopes that somebody out there can point me in the right direction. let me first explain the situation. I have the address to a property out in Redlands Ca that I can not feed the owner to. ive been on the county assesors sight and still no luck. can anybody out there help? thx in advance...
