Title Searching and Other Research

Anybody know of any Friendly Investor Title Co.

I have a property under contract in Waterbury,CT and I'm looking to assign this deal to an end-buyer.I'm from The Bronx and I'm trying to locate an Investor friendly Title Co. that does Assignment Deals. Does anybody here know of one that they could refer me to. Tomorrow will start going on line and start calling up as many as it take to find one. Your help will be appreciated.

It's so funny, to see when REA's dislike competition from REI's. I'm experiencing that on Trulia, where a couple of stagnant Las Vegas REA's , are trying to discredit me, towards a home buyer. They were trying to mislead him on a property that they didn't even take the time out to research for him, but I did and dissuaded him from bothering with them, so now their crying,"You don't even have a realtor license, and the property address was never given(but it was), so how do you know where it is exactly?") and so, on and so, forth,(lol) Well, needless to say, I have them both looking like a couple of lazy, unprofessional, idiots, to everyone there. Isn't life fun! Smiling

Breaking up corporate partnership

I made a corporation for real estate investments with two partners a few months ago. One of my partners is not cooperating with anything to grow the Real Estate Company. My other Partner and I have agreed to brake him off from the corporation but we want to know is there any contract that I should use for this type of problems. any advice would be greatly appreciated.

Help-How to write a Bird-Dog report.

Hi all, So im working with a member from here and im starting to bird dog for him here in Brooklyn,ny

I sent him info on a distressed property that i found, i dont think that he was too happy as he had to email/text me a few times back for some more info.

I want to see if any members could help me out to improve my reports on bird doging,

this is what i typically do when i find something worth looking into...

1) I first go on PropertyShark.com and see any info they have on that property

2) then i go to nyc-property-values.findthedata.org

3)and finally end it with Loop.com

any pointers/advice would be great, even an example of a good report would be great too, thanks everyone!!!

Title Seasonings

I have been doing a lot research in this area of Seasonings. Does anyone have a list of banks and lenders who has seasonings requirements on their REO's and Short Sales?

I know that FHA, Fannie Mae and Freddie mac do not have this requirements but many sites I have come across has mentioned that some banks will have Title Seasoning requirements placing a 60 to 90 day restriction that a person who buys the property must own the property for that time line.

This is a big show stoppers for investors flipping properties. I would love to hear feedback on this as to what many of you are doing to get around this issue?

Also I like to understand pros and cons to having a LCC?

I sent a letter to a property owner and it was returned by the post office, so the public information was not current.

When searching for a title company, what questions should I ask to qualify them as a investor friendly title company?

What the heck is a title and why do houses have them.....

This is one thing I'm not really understanding. I need to know the who, what, when, where, and why of titles. Help plz Sad
